  • CMV Timbers UDI - Point Conversion

    Hello all. New to the forum, but searching for answers to a frustrating BG meeting at CMV yesterday. We have had a Timbers UDI since 1994 and have used it heavily (probably have used 2 red weeks and at least 1 other white week each year at CMV and other places). Seems like BG is beginning to invest again in the resort which is nice.

    In the last number of years we have heard about them wanting to convert people to points but have never been directly contacted by anyone at CMV/BG for a meeting. On our visit this past week they 'got' me through an offer for free tix to Mt. Olympus (which I now know they own).

    We met with Craig. He explained that over the years they have converted most all of the 4,400 owners to the points system and that we were down to the last 144 Timbers owners (or so) left to convert so made it sound like it was do or die time. He seemed surprised that we had never been contacted and slipped through the marketing cracks.

    What it boils down to is this...We were essentially given the choice of "do nothing" or we can convert to points, of which the offer was you get 9,000 points AND we had to purchase another 15,000 points for about $30,000, and then be able to keep whtie weeks. No middle ground. When I told the guy that we wanted something of value for the time we get now without having to spend $30,000...he said thanks for coming in (all this took 90 minutes) and that was it. Showed us the door.

    However, he did call a Bethany and asked about an expired program that was "a great deal" which was you could spend $25,000 instead of $30,000. Big whoop.

    I can't understand that there aren't any other options for this...If we could have received say 15,000 points in value I would have considered spending a little money, but did not enjoy being talked at for 90 minutes with my only option to cough up $30,000...which I don't have.

    Can anyone out there help me understand this point conversion and how to gain some sense of the situation? Any leverage with BG or do they have me over a barrel since I bought a "GREAT" yet outdated program from 13 years ago? I'd entertain any ideas.

    Whatever you do, DO NOT convert that Timbers UDI unit. Keep it or sell it as is. It's worth more unconverted.

    If you want points, just buy them on the resale market.

      I agree with Boca completely.

      Aside from their measly points offer as a trade-in, it's ridiculous that you then "have to" buy more points on top of it.

      Keep on using it. They may start nagging you now that you've been 'found' but you can keep on saying NO.

        I am flabbergasted that Bluegreen claims to own Mount Olympus. they have a timeshare at the old Treasure Island Motel and some property that used to be owned by Familyland, but they do not own Mount Olympus.
        Also what are they investing in christmas Mountain? they have remodeled the bar, is that it?

          They claim to own it and that they are going to take down a motel at the top of the hill and add more condo units. The sales guy siad they had plans all set to build outdoor water park , etc, on half of the ski hill (where old hotel was) and the the opportunity to buy Mount Olympus came up.

          My sense over the past couple years is, yes, some upgrades to bar and that area, the units are being maintained better, and seeing more in activities, etc.. for families. Not a ton, but some sign are better. They shold expand the indoor pool into the space where the old hotel was. It is too small when resort is full/crowded.

          I appreciate the comments about holding onto this instead of converting. We are able to get a lot of use out of what we have right now. Sure some exchanges are harder to plan and get, but, we do pretty well. I think the sales guy was BS'ing way too much. Also want tog et some learningfrom the Timbers Association leaders...

            Hang around here for a while, you may meet some great contacts who are willing to do direct exchanges with you.

            One of our locals is brucecz. He is our resident UDI expert. He owns several cottage and Timbers UDIs and has a nice rental program. He may be able to help you out with that.

            Also, you may want to join the Bluegreen Yahoo Group. You may be able to find some people who want to trade summer weeks for points for one time use. I know I've helped several people with Pono Kai this way.

              At our homeowners meeting on June 23, Howard Kitchen (regional director of resort management for Bluegreen) was put on the carpet about the pool. The size - he says Bluegreen didn't build the pool, and he named the construction company that did. As to the drawings that we were all shown, with an outdoor pool and a second hottub and an area with food service, he says they were never intended to be. He gave a rather lame excuse. He got a lot of flak and didn't have any satisfactory answer.

              In other words, there will be no expansion of the pool.

              I always thought that the units were kept up pretty well, but remember that is not Bluegreen's money, but the associations money.

              Howard Kitchen explained to us how the associations paid for all improvements out at the activity center, the mini golf etc, and where the various funds come from. There are 5 associations in the POA and they basically pay for everything.
              Bluegreen owns the restaurant and the golf course and ski hills and he says they have lost hundreds of thousands of dollars on them. Mulligans is turning into a Bistro, hopefully they will wait til fall to do that. The bar will reopen on July 2nd if all goes to plan.


              Christmas Mountain does not own Mount Olympus, the owner is someone named Laskaris, a very wealthy individual. He did tear down several hotels which were between his original park and Treasure Island to expand and combine them. He owns the land all the way from Top Secret on along the strip and over half of Top Secret too. (and lots of other things in t he area.

              Now I think I know why the sales staff will not let any homeowners in for a sales tour.

                Listen to Boca. He knows Bluegreen inside and out.

                If there are really only 144 Timbers UDI contracts left, that makes them worth more than ever. If you don't want your UDI contract, sell it. Whatever you do, don't convert it. Bluegreen is trying to get you to pay big bucks for something that benefits them, not you.
