Yes, points use is the new part. Last year they were talking about whether they should buy or lease RVs. I didn't catch any discussion about that - whether it is site rental or rv+site rental.

Your breaking my heart. I so hoped there would be wine country resorts from BG, but it sounds as anything will be so restricted, I won't ever get to use my points out there.
Well, "buy more points from BG" is the simple answer (to use the Shell exchange), but the Wilderness Experience at Shenandoah will get you close to many vineyards and I don't think you have to buy anything new!

There have been huge increases in insurance costs almost across the board. Some are triple digit increases in one year.
Well...this $.042/pnt hits me! For some reason I don't feel all warm and fuzzy about this. Along with an increase in MF up to 14% I may just be paying double this year. THANKS BG!!!

You better believe I won't be nice the next time I get a crappy run down room like the last one we got at Laurel Crest.

Sorry to rant, but I just didn't budget double fees this year.

My friend who works for Dave Ramsey will really rag me if he finds out about this one!

Hang on, my numbers could be wrong - I was on a conference phone with BOOPs every so often - someone that was there said it was .0042 and they may actually have it in writing.

The MF increases do depend on which trust your deeds are in - again, I expect this was in the handouts so others have it In Writing. I had to write fast and work around BOOOPs.

Even without increases, you should NOT have to settle for a crappy run-down unit - I hope you complained immediately. Were they fully booked? I haven't been to LC, but I've been to Mountain Loft a couple times now - go a bit further south for better units.

We stayed in a 1 bdrm Townhome using bonus time. These units are limited there. This was the only time we have visited Laurel Crest. We did tell them about it (nicely) upon check out and were told that the unit was scheduled for an update. We usually stay at another TS we have when we visit that area.

                  Trust E fund

In the yahoo bluegreen group, Jim wrote -

The best strategy is to upgrade all of your deeds to Trust Fund E
over time. That gets you the best benefits at the lowest overall
costs. This is primarily the service I provide to owners on this board.

However, unless I'm misunderstanding what was written here, those in the Trust E fund will be paying 4.2 cents per point in a special assessment in addition to their maintenance fees??

                  YIKES if that's the case......sighhhhhhh

NO...I believe that the assessment is $.0042, not $4.2.

I've saved more than that this year in fees by upgrading to the new maintenance structure.

                      Vicki,

You're killing us. LOL. That one decimal point error you made is panicking everyone.

The amount of the SA is $.0042/point.

If you own 10000 points, your assessment is $42.

This is for the upgrades to La Cabana to bring it up to Bluegreen Quality. I think it's worth it and my share of the special assessment is 75 times more than that.

                        assessment

I have 12,000 points.....and apparently Trust E......so that means my maintenance fees will rise how much? I'll be paying an additional special assessment of ?

Your maintenance fees will change from $614 and will now be $692 (A 12.7% increase). And, you will have a one-time special assessment of $50.40 for the La Cabana renovations.

I believe that Dean reported on another message board that fixed week owners at La Cabana were hit with about a $500 per unit special assessment. So, $40-50 per owner is diluted since the trust has over 40 resorts in it and most of those have very little if any special assessment.

That one decimal point will save a lot of toilet paper come Nov. 1st.

Will this go into effect for this years maintenance fees?
