    I need some suggestions. I have 10000 points to rent out. This is my first go at it, and Boca has offered in the past to lest them for me, but I wanted to give it a go. I have read to list it during a prime week (very busy in the area of a resort), and then list it on RedWeek or another similar site. Here are my questions:

    1. Is there an easy, or better than others, way of determining those prime weeks?

    2. After I determine the week I want, how do I book it in order to allow someone else to be able to use it?

    3. What areas tend to be the best for renting out points?

    4. Does anyone have any other suggestions as I try to do this?

    10000 is not a lot for an entire week. You will be limited in what you can book. We'll assume these are current weeks so the 'nothing above red time' deal doesn't come into it. However, your expiration date will come into play. The points have to be used by then, not just booked.

    1. Prime time varies by location, but holidays are always big. Thanksgiving, Christmas, NYE, Easter, Spring Break... Notable celebrations occurring in specific areas would be desirable. Bike Week in Daytona, for example. 4th of July is considered the biggest holiday for timesharing.

    2. Just Book It, Danno. Once you have a renter, it's a simple matter of calling BG to give them your renter's name. The confirmation will come to you in their name (confusing the heck out of the postman) and you can forward that to the renter. Once you change it to their name, they can use the conf # to call the resort to confirm that it is in their name.

    3. Depends on soooo many things. Orlando is always popular. Branson is dead in winter (sorry, JLB, I mean, relative to the warm weather months). Gatlinburg is great at leaf-peeping season. Beaches are popular from March - Sept.

    4. Consider first how much you need to make off this. That might make your decision as to whether to attempt One Rental, or Two Smaller Rentals. Maybe you book 2 units over Thanksgiving for one family that wants to include Grandma, Grandpa and Uncle Jim.

    Then, ask around at work and your friends to see if you can make a deal with someone you know. "You've always dreamed of being in Orlando over Christmas? Let me see if I can help..." Many times I've found that when I find a person interested in going somewhere it's not too hard to match them up with a resort. If these folks also take the tours, you get $50 referral credit. Be sure to tell them that they are NOT obligated to go to the presentation.

    You can always call Bluegreen to ask about availability at a certain resort or at any resort for a specific time. They are always very helpful.

    As you work thru this, just keep asking questions!

      Renting suggestions

      Okay, some experience I can share.
      You need to be able to get your week advertised. If no one knows about it, no one is going to rent it.

      If you want a 'Vacation Rental' company to help you out, I have not had good experience with those that charge a couple hundred bucks to list your week. I spent about $600 for a 5 year package with one, and after 3 years, they won't even list my rentals any more. One I have had pretty good luck with is myresortnetwork.com as they are cheap and have a lease that you should download and use for your rental lease.

      I have heard one person put an ad in a NY newspaper to get the resort week noticed and then rented.

      A problem with bluegreen renting your week is you don't tell then the amount you want to get, they give you what they get minus their 35%. You totally loose control of your value.

      Renting can work if you find the right time and renter.
