Could someone please explain in detail on how EOY works and also how BG banking and borrowing works. Also other than MF dues what other hidden cost are there. I am looking at CMV EOY or Shorecrest EOY. And is EOY a bad idea. I am also considering Fairfield if anyone knows how they work. Thanks

qhgallo..welcome to TS4M's
Have you read any of the stickies that are associated with the Blugreen forum?
There are a lot of answers to many questions there.
It seems by your post that you are looking to buy into Bluegreen. Maybe. Or you may be looking to buy Wyndham (Fairfield). We have a thread here that compares the two.
I hope this thread is a start..

Thanks for your reply, I am just confused . I have read that say you have 10000 eoy points you get all up front then I read you get 5000 one yr then 5000 next year. So ifs its that confusing maybe Ill just stick with annual. I would like to make a decision by Monday on what to buy. Is there not a easy answer. Thanks

If you were to purchase a 10,000 every other year package directly from Bluegreen today, here is what you would have:
1) your anniversary date would be July 1, 2008. Your next earn date would be July 1, 2010.
2) All 10,000 points would be good for high red season from July 1, 2008 to July 1, 2009.
3) On July 1, 2009, 5000 of your points will turn into saved points if you don't use at least 5000 by this date.
- e.g. if you use only 2000 points, you will have 5000 annual points and 3000 saved points.
- e.g. if you use 5000 points, you will have 5000 annual points.
- e.g. if you use 7000 points, you will have 3000 annual points.
- e.g. if you don't use any points, you will have 5000 annual points and 5000 saved points.

I had 15,000 annual points and added 13.000 EOY points to get to Silver status through Boca Bum and Pinnacle. Their price will be about 1/3 to 1/2 the cost of going through Bluegreen directly. Check out Boca's website
Many people seem to have trouble tracking EOY points so you hear a lot of negatives about them. On the resale market EOY's seem to be cheaper but I don't have any figures to back that up.
I like the idea of having a large amount of points every other year to plan a major trip and still have a few points left over for some small 3 day or 4 daytrips. I keep a noteboook in a bluegreen bag with a list of the points and the type so I can double check the information Bluegreen gives me when I call them.
You asked about borrowing ponts and I don't think anyone answered that. I think you can borrow all of your eoy points when you are one year away from you anniversary date. On the example above in Boca's post, you could borrw all of your EOY's for 2010 on July 2 2009 without having to pay the maintenance fees ahead of time. (Maybe Boca or Susan can confirm that information)
Good Luck and Enjoy Bluegreen,
Ron
