In honor of CZ, I thought we should create a thread just for him to discuss his passion, the Christmas Mountain Village UDI. Since Shenandoah Crossing has UDIs as well, I thought I would include them in the discussion.
Here's a quick overview.
Christmas Mountain Village UDIs are a very unique ownership within timesharing. It is almost like a modified fractional where your ownership enables you access to multiple weeks of usage. Each CMV UDI has 17-deeded weeks for each unit. There are CMV UDIs in the Cottages and the Oak Timbers.
As part of these ownerships, each owner is entitled to 1 red and 2 non-red reservations per year. If every UDI owner booked every interval available to them, then each UDI owner would receive exactly 3 weeks of usage equalling 1 red, 1 white and 1 blue week or 1 red and 2 whites or 1 red and 2 blue weeks.
However, as is the case for most timesharing, many people do not reserve every week they are entitled to book. So, saavy owners can book up to 10-14 weeks per year by out booking reservations as quickly as they can. The rule is you can rebook a week as soon as the check in day arrives.
In addition, you can have a 4th reservation as long as it is booked within 45-days of check in.
In addition to your annual maintenance fees, you pay a housekeeping fee of around $50/week for each week you reserve.
There are many strategies for using a Christmas Mountain Village UDI. One popular one is to rent the summer red weeks and one or two white weeks to pay for your maintenance fees. Then, take the rest of your weeks and deposit them into RCI or II to book exchanges or deposit weeks into RCI Points for deposit to get cheap airline tickets.
In any event, this is a very cost effective ownership if you are diligent in your booking of reservations and managing rentals.
