  • Maintenance Fees?

    I just bought a small Bluegreen package in mid-September. At the time I bought it, I asked when the maintenance fees are normally due. I was told that I should see my first bill for maintenance fees around October. However, I just got an e-mail saying that my maintenance fees are now due. What is the deal with that? Don't most timeshare companies bill you at/towards the end of your first year?

    Unfortunately, the answer to your question is a bit complicated. Prior to Nov 1, 2008, MOST Bluegreen points packages were billed in early October and due in November for the following use year.

    As of Nov 1, 2008, Bluegreen implemented a new billing model called consolidated billing. The good news is that owners who make a purchase form the developer are now billed one month prior to their anniversary date with the maintenance fees, taxes, annual dues and traveler plus all due on their anniversary date.

    What makes it confusing is that resales are NOT treated this way. The billing date for resales remain what they are today which is billed in October and due in November.

    In about 6 months, we will probably get our first instances of owners who have mixed due dates. This will screw everything up. As hard as it was to have all maintenance fees due prior to you use year, at least it was easy and consistent in terms of when billing was.

      Prior to the new billing, people who bought toward the end of the year, were billed for maintenance fees the first year in the beginning of the next year. I think Jim has explained that before. Maybe you were in this group since you bought before the consolidated billing. I assumed from what you said that the small points package you bought was purchased from BG by you.

      Now, to the quote above..................makes me wonder if this won't indeed cause people to have more than one base $310 fee on maintenance fees when they have bought resale contracts with that date having a different due date than their consolidated maintenance fee billing points.

      It's always an interesting wild ride with timeshare ownership, isn't it? Especially when you try to work the system. I'm sure it isn't just Bluegreen!

        I have a May anniversary month I did pay my 2009 bill in November 2008. Does this mean my 2010 dues will not be billed until April 2010?

        I have 2 contracts same week, same resort, different unit, EOY, 5K per contract per year. Will I be subject to the extra $310 on both contracts?

          The answer is "it depends." Did you buy resale or from the developer?

            What I was told by BG...for what it is worth.

            We just got through paying maintenance fees for the 6000 BG points that Boca Jim sold us in October. It did not include the $310 as we had already paid earlier on our 5000 point corporate BG purchase. I ask the BG representative if only one $310 charge per year would be made even though we have two accounts. The answer was only one $310 charge would be made. So far, the maintenance fees have been exactly as we calculated them....one $310 charge plus charges per point. Let's hope it will remain that way.

              How packages combine for maintenance fees is the single biggest issue to watch when making a resale purchase. Much of what I do is fix problems for buyers who go hog wild buying cheap resale packages. When they find out they are over paying by $700 or more PER YEAR, an upgrade purchase is a no brainer.

                    What about the first part of his question. I have may anniversary also, and have paid the 2009 fee's. Does this mean I will not see a bill until April 2010?
                    (1 lot of 11K points, purchased from BG).

                      If you made your purchase before Nov 1, 2008, then your maintenance fees will be due on Nov 1, 2009.

                        Ok, just to clarify my original post, I did purchase my timeshare directly from Bluegreen. Upon checking the FAQ once logged into their website I found this:

                        3. When do I pay my Maintenance Fees?

                        Maintenance Fees are billed in October and due in November, unless you are a new owner who purchased in August, September or October. If your purchase date was in August, September or October of the current year, your Maintenance Fees will be billed in January and due in February.


                        Since I'm new to all this, I personally find that a rather confusing practice. I guess they want to make sure that they aren't just getting money once a year from all the owners. I know that with Wyndham you can just have your annual fees broken down into 12 payments and added to your normal monthly payment. Does anyone know if that is possible with Bluegreen?

                          I have never seen this possibility listed or heard of anyone doing it. BG might do something to prevent an account from going into "collections" but if they do, you wouldn't be able to use your points until you made the last payment.

                            The maintenance fees are only paid ONE time in January/February; they are then due the following November 1 again. HOWEVER, this is now a moot point since the new consolidated billing will have eliminated that deal, to quote from Boca's first post in this thread:

                            Now to muddy the waters even more.................this makes it more fair.......some people were paying maintenance fees and getting their points on their anniversary date the next month (December 1) while others had to wait almost a year after they paid their maintenance fees to get their corresponding points, such as if their anniversary date was October 1.

                            But now I have a question: I keep getting confused about this myself with a new ruling about getting points ahead of time. Let's say my anniversary date is March 1 and my maintenance fees are paid.......can I get those points early as in now?

                              My wife and I plan ahead a bit. We ensure we have the $$ available by the end of Sept. We then call, and prepay. This gives us the points immediately, and we only need the $$ a few weeks early.
