    I'm negotiating on a Shenandoah crossing that has a $ maintenance of$860-865 a year. Is this a UDI. H2 tell? Is there some phrase on the deed that distinguishes it?

    Hoping Tom, Boca, Bruce or Boardgirl can help me out. Bruce owes it to me from Fool's day on TUG.

    I believe Shenandoah Crossing UDIs have maintenance fees of $865/year. But, I'm not an expert in this UDI. I believe there is a housekeeping fee of $100/week in addition to that maintenance fee.

    I recall seeing a bunch of them for sale last year for about $500. I don't recall where I saw them.

        That is the right price for a UDI MFs. I sold four of them back to Bluegreen last year for $2500 each. The Houskeeping fee was to much to make them as lucrative as CMV for doing PFD (especially now that there is a fee for PFD).

            The housekeeping fees for SC per full bankable week are $105 or $57 higher than a CMV Cottage and $55 higher than a CMV UDI Oak Timbers.

            Spence IMHO is correct on the exspense differances for the RCI points for Deposit Program makesthe CMV the far better value. Also both of the CMV UDI's can be traded with both II and RCI. Some are grabbing top Marriots, Disneys and Hawaii weeks with in that 60 day II window using CMV UDI Blue weeks.

            Both the CMV UDI Cottages and Oak Timbers maintenance fees went up this year mostly because of energy costs. I would exspect the SC UDI's to have a similar percentage increase for the same reason.

            The CMV UDI Oak Timbers MF went from $680 to $748. They had not gone up for 4 or 5 years. The CMV UDI Cottages went from $657.90 to $693.98.

            Based on 10 yearly housekeeping fees the UDI SC's housekeeping would cost $570 more than the Cottages and $550 more than the Oak Timbers. When you add in the SC's higher MF's you need to rent out far more of those available 10 weeks for cover the set cost disadvantages of the SC UDI's compared to the CMV UDI's. So if you have to rent out more SC to pay your MF's that leaves less weeks for RCI Points or Rental profits.

            I estimate that overall cost disadvantage IMHO conservitively at $1,000 per year when doing RCI Points. In the following I am talking about Pure UDI's not Blended UDI's.

            That is why IMHO I have felt that a CMV UDI Cottage kept over 5 years is worth about $4,000 more than a SC UDI' because of the yearly savings and rentability. IMHO I feel that a CMV Oak Timbers UDI with free Golf and Ski lift tickets and being a better renter than the CMV UDI Cottage is worth $3,000 to $4,000 more than the CMV Cottages over that same 5 years.

            Just try and find a "Pure" CMV UDI Oak Timbers to buy. I wish I had not sold a pure CMV Oak Timbers a few years ago.

            Of course the above conclusions are just my opinions. But I am sure Boca could work up several differant cost differance projections based on 10 weeks usage per year, right Boca?

              Spence, what was that nice guys name who tipped you off to a free SC UDI that you only had to pay the closing costs on?

              Wasn't that the first SC you aquired?

                They go for a lot less than the CMV because of the higher MF and housekeeping fees.

                I saw several last year on vrint.com that I know could have been had for well under $1k. I don't know if they still have them. By and large, they're people looking to get out from under the MF. If I still lived in Charlottesville, I'd probably buy one to actually use.

                  Everyone thanks for the valuable information. Living where I do, I thought I'd actually use about 4 of the weeks and then share the other 6 or how many I get with family and friends (if they're willing to pay the $100 weekly cost). Bruce's breakdown on the finances outlined why CMV's are a more sensible purchase from the points and value standpoint.
                  I gotta wonder though,having never been to Wisconsin, aren't real estate values up there much more reasonable than Virginia.

                  I'm thinking of the Shenandoah property as a place to stay to use as a weeks' stopping point on the way down south from the northeast and the same coming back up.
                  Also I get to be a neigbor albeit for a short time with a bunch of dead presidents. I think Jefferson, Madison, and Monroe once lived and are buried around here.
                  Besides that and the most important reason MY spouse said buy it!

                        It was the broker who offered that BOGO, can't remember the name of the original company I think it was TRI Timeshares in VA, it's now this.

                          Horsies are important- Daughter and Spouse both ride. I'll not get on one of them animals, although I've been known to put a buck or two on them. Hopefully I'll find a row boat or use the golf club while they're wandering over field and forest.

                            Then have your wife pay the maintainance fees and housekeeping fees.

                            In regards to to real estate values if you check II demand index and compare the Midwest to the South NON Gulf areas the Midwest Top Travel Demand Index weeks have a higher rating that the Souths non Gulf weeks.

                            Higher demand should mean higher rents and higher regular weeks exchanging power in II and RCI.

                            But the Summer South Gulf Travel Index Demand is higher than the Midwest Travel demand index.

                              But what was the name of the really nice warm wonderfull human who tipped you off about that "Sleeper" when a list of freebies from that company was posted on Tug about 3 years ago?

                              You only had to pay the closing costs. What is interesting is Bluegreen bought your SC UDI back for more then they have been generally been selling for on ebay, but I have not heard of anyone selling a CMV UDI back for cash to Bluegreen.
