Does it matter where I am deeded when selling?

  • Does it matter where I am deeded when selling?

    We have updated a few times and every time we don't pay attention to where we are deeded and week and unit. Now that I been trying to sell our timeshare, I am ask where and when and the unit size. Does it matter? I thought it all that matters is the number of points? True?

    For the most part, points are points. A few resorts have higher value per point than others. For instance, Big Cedar points sell at a Premium to the market. Also, Shore Crest I summer weeks also sell for a slight premium. Otherwise, points are points.

      As Boca said, "for the most part, points are points". But, where they are they are can be important to some folks since one can reserve their own unit/week at 12 months out and before the 11 month window opens. At 11 months, points are indeed points.

        Does the home resort determine your maintenance fees? How much of a difference is there between the cheapest vs. the most costly maint fees, say for 10,000 pts, 15,000 or 20,000?

        Are there pitfalls to avoid when evaluating a contract for purchase, such as a certain home resort that is more prone to special assessments or which is at greater risk of leaving the Bluegreen system?

          As a rule, the home resort does not matter in the maintenance fee for points. However, some early Trusts do have a straight pass through of the maintenance fee (or with an administrative % added on{check archives}). Those could be higher or lower depending on the resort. I haven't found any data on which resorts they are so can't answer the question on most costly vs. least costly.

          In the later Trusts, the Special Assessments are shared by everyone in the Club (as they should be since we can go anywhere). Regarding resorts leaving the Trust, I can't answer that since my crystal ball is in the shop for repairs. However, if yours is working and you know where a hurricane is going to wipe out a resort or the government is going to take it over to build an air force base, then you have a partial answer to your question. Some resorts have a stated end time on the deed (perhaps 2026) but the owners might vote to continue for another ten years and then another ten years, etc. Again, consult your crystal ball for how that will play out.

          The pitfall to avoid is when you get more than one contract via resale. When you get above about 13,000 points (I believe) (the calculations are in the archives), then you want to have all your points in Trust E (at least for now, the BG Trustee is trying to make them as equal as possible).
