  • Theory vs. Practice in Bluegreen Operations

One of the things that has always driven me crazy about timesharing is how difficult it is at times to get at the truth of what is going on. Bluegreen is better than most timesharing systems. But they too, have a disconnect between what some organizations within Bluegreen says is policy and what happens in practice.

I could post at least a dozen very important areas where Bluegreen says one thing and another thing happens. Many of these areas of policy disconnect are highly beneficial to Bluegreen owners. Since loose lips sink ships, I won't go into detail in public. This is a place where you can ask and challenge those policies. But, the answers should be provided via private mail.

I know this is very vague. I apologize for that. The bottom line is if you have a question about policy and practice, please post your question here. You will be surprised what is possible.

    Home Resort Priority Reservation

Home Resort Priority Reservation is an example of this concept of operational disconnect.

There is so much confusion about this subject that hardly anybody knows about it or discusses it.

Home Resort Priority is the ability for Bluegreen owners to reserve the underlying deeded week from 12- to 11- months ahead of check in. This is very similar to the Fairfield concept known as ARP for Advance Reservation Priority.

The open reservation period starts at 11-months prior to check in. Even for Silver and Gold preferred owners who will be the first to book reservations at the 11-month mark based on the reservation wait list. So, the top priority for reserving a week having Home Resort Priority is the owner with the beneficiary.

Technically, nearly all Bluegreen Point owners have this home resort priority, but sales does not promote it. They don't because if they did, then buyers would focus a lot more on the underlying deeded week they are purchasing. If they don't mention it, then they can claim that points are points and it doesn't matter where you are deeded.

In practice, this home resort priority is not meaningful because hardly anyone exercises it. The people most likely to use it are those who own peak holiday weeks and converted them to points with the expectation using that holiday week occassionally.

In summary, here is the priority for reservations:

    1) Owner with beneificary rights of underlying deeded week.

    2) Gold Preferred owners

    3) Silver Preferred owners

    4) Standard owners

The underlying deeded week really doesn't matter given that most people do not know or care that they have Home Resort Priority for their deeded week.
