    10000 EOY BG Points deeded at Lodge Alley Inn

    Okay, this time I looked at the ad more carefully. This EOY package is an excellent starter package. It is 10,000 EOY points deeded at Lodge Alley Inn. Week 33 is a decent summer week. So, by owning this, you get the fixed ownership benefits of owning a summer fixed week at Lodge Alley Inn and the Points benefits of the Bluegreen Vacation Club.

    When deciding on old program vs. new program, the break even point is 10,000 EY points. If you are buying less than 10,000 EY points, then you are better off in the old program. If you are buying more than 10,000 or you intend to add more later, you would be better off with new program points.

    My comparison model indicates that this should sell for around $1925. That would be equivalent to $.46/point which is the average selling price on eBay for EOY points this year.

    So 10,000 EOY is similar to 5,000 EY, correct? So this would fall into the under 10,000 in your comparison.

    On a similar note, how are MF calculated on EOY deeds? I know you pay some every year, but it seems like I was told that, on the new MF schedule, you pay the $145 plus 2.6c/pt on half of the points every year.

      When buying EOY points, buy old program, not new program

      Rob,

      You are partially correct for comparing 10000 EOY points to 5000 EY points. For preferred membership status. 10000 EOY points count as 5000 EY points.

      However, EOY points are different in terms of how they are allocated to your account and how the save points feature works. If you are granted 10000 EOY points on Nov 1, you are granted those 10000 points every two years on that anniversary date. All 10000 can be used right away. After 1 year, however, 5000 of those points become more limited saved points. The second 5000 points are normal points. And, points do NOT carry over past the 2nd anniversary date. This is different than 5000 EY points.

      The maintenance fees for old program EOY points are $.027/point. That makes it identical to half of the 10000 EY points MF.

      In new program points, you pay $290 + $.013 per point. So, it is $145 MORE than half the 10000 EY points.

      So, only buy new program EOY points if you are using them to combine with another new program account. Or you plan on doing it in the next few years. That is because for every new program account, you DO NOT have to pay an extra $290.

      This is something that is written in the Multi-site public offering statement. So, despite the fact that sales team encourage you to upgrade points by trading in your old ones, there is NO need to buy new developer points to take advantage of new program points. You just need to buy them on the resale market and continue to add them and you will benefit from the new maintenance fee program.

      It is important to always find out what the maintenance fee program is before buying or bidding for a points package.

        Wow. With 8-days to go, this auction is already at $1852.11. The last EOY package at Lodge Alley Inn sold for $.558 real cost per point. If it sells at that price, it will go for $2415.

        Carolinian was right about the quality and desireability of this resort. It appears that it will sell significantly over the average selling price of the underlying points. Having fixed week benefits is definitely proving to be a benefit at this resort.

            This could very well be the perfect timeshare. I mean that seriously.

            Here's why:

            1) It is deeded in a summer fixed week. So, you have all the benefits of a fixed week at this high quality resort. The owner can always book this fixed week unit every other year.

            2) It is a Gold Crown resort in RCI and a 5* resort in II. I believe it is a very high demand resort. Not sure about the supply, but I'll guess that it's low relative to its supply yielding it high trading power. I'll bet it qualifies for an AC in II. I'll have to call them to find out.

            3) Since it is already converted to points, you get bonus time benefits at all Bluegreen resorts.

            4) At 10,000 points, you can get 5 DAE weeks every other year for the maintenance fees. That is $108 maintenance fee per week.

            5) SFX will accept it. It will qualify for a bonus week and platinum membership will yield it a 2 bedroom unit, if available.

            6) These points can be used in all Bluegreen resorts and those reservations can be rented.

            7) 8000 points can be used to reserve a week worth 55500 RCI Points. This would have a maintenance fee of $.0078/RCI Point which is a decent ratio.

            Whether you prefer weeks or points, this timeshare does it all.

                  Unfortunately, I don't think I will be bidding or sniping. I'm in the process of trying to talk my husband into this timeshare as I am typing, so far, it's a NO.

                  I'm using all of BB's selling points on the point system/fixed week combo. I'm giving it my best shot. He doesn't seem to be budging......

                  We just closed on a timeshare a few weeks ago, and he doesn't think we need another one....blah...blah...blah.

                  Anyway, it does appear to be a very good timeshare to own. Good luck to anyone who is planning on sniping.....

                  PS....I haven't completely given up....I will keep trying to get the go ahead.

                    Okay, I just called II and for this year, Lodge Alley Inn deposits qualify for an Accommodation Certificate from June 16-Dec 14. This resort is something special.

                      We've got an ultra-high red week deed at Lodge Alley and even if I buy more points, I'd have to think long and hard about consolidating and losing our week. We *love* Lodge Alley -- the location, the charm... On our ghost walk tour, the tour ended on Lodge Alley's courtyard just because it's a wonderful gathering space (no terrible ghost stories connected with the place -- I checked!).

                        It sold for $2325. That's a real cost per point of $.54. It fetched a really good price.

                        That is about $.08/point higher than the average EOY point resort. Having that location definitely contributed to its high price.
