  • Is this a good deal?

I was offered 10,000 annual points at the Lodge Alley Inn for $1,000 plus closing fees of $475. This seems like a fantastic deal, but I wanted to check before I move forward. Thoughts?

They guy said it was for a Ultra Red High week (Week 23). Not sure if this means anything. I will use the points mostly at Big Cedar.

I'd take it if you just want the points as I don't think that at that price that any other owner bennies would transfer.

For LAI, I wouldn't worry too much about what week it is - there are only two timeshares there. Plus, you're in it for the points so it doesn't much matter.

Any thoughts on any gotchas in the sale/transfer process?

Ask if the closing costs include everything, including resort transfer fee.

That is a loaded question. There are lots of potential issues:

                1) Who is doing the closing. If it's RTA or someone not familiar with how to close a Bluegreen, it could take 6-9 months to close.

                2) If you are not buying directly from the owner, there could be a double close involved meaning that the closing interval could be twice as long as normal.

                3) You need to verify that it is 10000 annual vs. 10000 biannual. You should verify the ownership after you get a contract. Make sure you do get a contract.

                4) Maintenance fees should be $681 or less. Depending on the amount it is, you may be overpaying or making it very difficult to upgrade later.

                5) You won't get unlimited bonus time, Traveler Plus and your points won't count toward Premier. If those features are important to you, then you need to plan a strategy to get them.

                6) Make sure your money goes into escrow and that money isn't released until the points are in your name. You will be surprised at how many owners will book a reservation just before closing and try to bank it with RCI.

If you need help with any of the above, send me a private message and I may be able to help you out.
