    A post in another forum regarding the tax free nature of exchanging vs. renting got me thinking. Since Bluegreen allows preferred members to pay their maintenance fees with points, I wondered if the margin you get in doing so would be taxable.

    I asked Dave M on TUG and he believes that it is not taxable. That is terrific since it increases the value of paying maintenance fees with points.

    For instance, let's say you were in the 33% tax bracket. If you had a lot of points, then your incremental maintenance fee for new program points is $.026/point.

    Bluegreen allows preferred silver and gold preferred members to pay for maintenance fees with points at the rate of about $.05/point.

    If you used 10,000 points to pay maintenance fees of $500 on your second account at Lodge Alley Inn, for example. The incremental maintenance fees for that unit would be $260. You would be effectively profiting $240 tax free.

    $240 tax free income is the same as $358 taxable income to someone in the 33% tax bracket. Add that to the original $260 and you would have had to rent that unit for over $620 to be equivalent to that $.05/point. And, you don't have to wait to get paid, find a renter or risk damage. That is a tax equivalent rental of $.062/point.

    That is a mighty fine benefit.

          It's too small to worry about. And, it's impossible to track. Well, that's not true. The IRS could require Bluegreen to issue a 1099-Misc. to all owners electing to pay MF with points. I didn't get one last year, so I guess Bluegreen agrees with Dave M.

            You see, that helps Florida residents since we have so many timeshares here. Everytime RCI rents one of those Extra Vacations and Last Calls, they pay the State of Florida 11.5%.

            There's no state income tax here, so we need to get money from everyone else who comes here.

            I guess Florida could be considered the Manhattan Club of States. Charge everyone else who comes here rather than those who live in the State. LOL.

              kind of why I favor Lugar's idea of a national sales tax - anyone that buys, pays. Doesn't matter if you're a resident or not, and you can't cheat cuz it's collected POS.

                Hawaii will be too. They will tax timeshare owners who occupy their home resort in Hawaii and charge you property tax too. They are trying very hard to have this bill passed and it looks like it will and then other States will try to do the same, I am sure. They always need more money but then they waste it.

                  I am all for a National Sales tax but nothing else. It will make everyone pay their fare share. It will reward the people too who save for their retirement and not live above their means so will stop borrowing so much on their credit cards. If we all knew how much taxes we really are paying, we would keep a closer tag on what our Govenment does with our money. JMHO. If we only could stop the Government from spending like there is no tomorrow. This is another story but we allow it because we want the freebies. There is no free lunch.
