  • Landmark Holiday Beach Resort

    We are thinking of trying out this resort next summer but was wondering about their points for a 3 bedroom. Has anyone ever stayed here in a 3 bedroom and if so, am I reading the chart correct that a 2 or 3 bedroom are the same point value? Did anyone have any trouble requesting and getting a 3 bedroom? It looks like a really nice resort!

    You need to be careful making assumptions about availability in Bluegreen Resorts that are not managed or developed by Bluegreen. That's because there is very limited inventory in non-managed Bluegreen resorts vs. Bluegreen managed resorts. Landmark is a non-managed Bluegreen resort.

    The way you can tell is by looking at its designation in the Bluegreen Points table. "Club Resorts" are Bluegreen managed or developed resorts. "Club Associate Resorts" are not managed nor developed by Bluegreen.

    To assess your likelihood of getting a reservation, you should check the inventory available for each resort which is published yearly in the annually updated Bluegreen Multi-Site Public Offering Statement. You get a CD of this document in your initial ownership documents.

    Here is the data published for Landmark:

    studio units: 41
    1 bedroom / 1.5 bath units: 11
    1 bedroom / 2 bath units: 9
    2 bedroom / 2 bath units: 72
    3 bedroom / 2 bath units: 12

    That is a total of 145 units. But, since the units are not managed by Bluegreen, they only have 673 intervals or 4.6 weeks of usage per unit. That means availabililty will be difficult.

    By way of comparison, here is the data for Lodge Alley Inn, which is a Club Resort:

    Studio units: 35
    1 bedroom / 1 bath units: 36
    1 bedroom / 1.5 bath units: 13
    2 bedroom / 2 bath units: 5

    That is a total of only 89 units. But, since the units are managed by Bluegreen and they have converted most units to points, they have 4222.5 intervals available for points owners. That is equivalent to 47.44 week of usage per unit.

    So, when I called this past week to book a reservation at Lodge Alley Inn, I was able to book a bonus time reservation for late May for a weekend to check the resort out and I was able to book a 2 bedroom unit for July 22.

    Keep this in mind as you decide which resorts you are likely to get easily vs. not.

      A lot of the owners are fixed weeks at this resort. We have a non prime time floating week, two bedrooms. There are only 1 three bedroom per floor. It is the same layout as the two bedrooms with an additional bedroom on the gulf side. Only two baths so the extra bedroom has to share bathrooms with the on in the master bedroom or the second bedroom. I can't answer how hard it would be to get a three bedroom in the summer with Blue Green. VRI Manages the resort.

        I don't have a CD of the Multi-Site Public Offering Statement, but I do have a 2004 publication (a hugh book) that we got when we joined. Does it now come in CD form? Also, how often is this updated and do we get a new copy when it's updated?
        I was comparing the numbers of Landmark with Big Cedar, and based upon your calculations I should never be able to get a reservation there and we have always been able to get a 1 or 2 bedroom summer week without any troubles.

          There are almost 12,000 intervals available in the Bluegreen Vacation Club for Big Cedar. That's why you aren't having much trouble getting into it.

          The best way to get a copy of the latest and greatest is to attend an owner's update meeting at your next visit. Ask for a CD. This way you will save some trees.
