  • interested in selling, confused by listings

My wife and I just paid off the mortgage on our BlueGreen timeshare. We've had the timeshare for 10 years, and haven't used it enough to want to keep it.
The actual location on the title is in Daytona Beach Florida, and we have 15,000 annual points, and 15,000 bonus points.
All the listings I see, on Ebay or Pinnacle mention a specific week and frequency, and a unit number (on Pinacle,) and sometimes more specific information.
I don't know of any restrictions we have. We won't have the actual title for a while (4-6 weeks?), and I can't find the original documents.
We bought it at Falls Village, Branson.
I'm curious how long it might take to sell, and if there's any likelihood of selling it in a hurry, as we are having some financial difficulties.

If you sell it on e-bay or most other places, then all you're selling is the points and RCI membership. The buyer will not get bonus time or Traveler's Plus or any of that. These benefits must come directly from Bluegreen and do not transfer unless you sell through Pinnacle (Boca Bum, who posts here, can sell your points as authorized).

It's definitely a seller's market right now. I think the going rate is ten cents a point (and that's what the buyer pays, not what the seller gets), but we bought 8000 Bluegreen points this past spring for five dollars cash and the costs of the transfer. So if you want to get rid of it in a hurry, be prepared not to get much for it.

A better choice, if you can do it, is to hang onto it and figure out how to get better use of it. You've paid it off so if you could scrape up the yearly fees you'd have another year to use it or to wait for a better market. Bluegreen is a pretty good system for a lot of people once they learn how to use it well. Reading up here or at the yahoo Bluegreen group might help you there, and people in both places are happy to answer questions.

The reason for listing the specific week and unit on a BG property is that the owner can reserve that exact unit and week 12 months out. At 11 months out, any BG owner can reserve it. Therefore, there are some unit/weeks that are highly sought after since the owner is guaranteed a reservation. When you are selling such a unit you can get a better price.

In the previous message, I think "Hobbitess" meant it's a buyer's market since the buyer can get points at just about any price they want to pay. Sellers are hard pressed to get anything near what it is worth (and worth is not the original price!). I wouldn't advise selling right now unless you can't pay the maintenance fees. I would advise buying (but not if one needs a mortgage).

You are quite right. I hate it when I do that.
