WE love Eureka Springs, AR

Why is it that neither Blue Green or RCI have anything in this beautiful little community? It is a big tourist community, full of hotels, motels shows, and even the Passion Play.

I checked mapquest and the Holiday Island resort is 17, not 7, miles away from Eureka Springs.

The local town need to approve timeshare project.

And in order to TS company to do that, they need to make sure they can sell it first. So maybe not in near future.

I suspect that, like many tourist locations, demand at Eureka Springs is very seasonal.

It appears to me that over the last 20 years or so developers have largely stopped building timeshare resorts in areas that have a significant off season period. That means that resorts get built in sunny warm areas, or mountain areas that have both winter skiing and summer recreations, and to a lesser extent coastal areas.

Locales that have to rely largely on six months (or less) of high demand to carry an offseason are just not getting built very much. Further most of the examples of resorts that are having precarious finances are projects in highly seasonal demand locations.

For a developer in a points system the developer calculates the total points that would be generated from the projected based on the anticipated points reservation profile for the property (points required for each week of the year for each type of unit). The developer then estimates how much money will be generated selling those points, and compares that with the estimated construction cost.

That process is repeated for a variety of locations, and the locations that offer the best profit potential are the ones that get built. I suspect that locales such as Eureka Springs (as well as locales in Minnesota lake country, the Kenai peninsula in Alaska, the Maritime provinces in Canada) don't get built because they don't pencil out.

We live about 45 minutes from Eureka Springs, AR and drive over for lunch often. Holiday Island is a perfect choice to stay it when visiting Eureka. We have stayed at Holiday Island timeshare and it is only about 7 miles into town. The 17 miles would be from one exteme to the other extreme on the map.

We drove over last Monday to Holiday Island to go to their grocery store. We live in Bella Vista, AR (another RCI - Escapes Resort community). However, Bella Vista is a dry county. Holiday Island grocery carries local wines from cental Arkansas. So, it makes a fun drive and a nice stop to pick up a couple of bottles. We then went into Eureka for lunch and we were back home with in 3 hours. Nice get away for a lazy day.

We drove there from Branson. How about Big Cedar Wilderness Club in Ridgedale, MO? Not sure how far, but it seems to me, it was on the way from Branson.
