we are gold members of bg. we have more points than we are going to use this year how difficult is it to rent out points? what happens if you book a vacation and can't rent it out. does that ever happen? should we pay high upfront fees to do this? we could really use some good advice. and guidance.

Some thoughts:
1) If you're thinking of trying to rent, I would book something sooner (ie, Xmas break, president's weekend) rather than later (next labor day) so that if you can't rent it and have to cancel, the points are further away from expiring.
2) As a Gold Premier member, your cancellation fee is waived 5x per year. So if you book a reservation for rental and it hasn't rented by 10 days before the travel date, you can cancel with you loss of points or penalty. After 10 days, you lose the points, I believe.
3) There are many others more experienced in renting than I am, but I've managed a few rentals at resorts I've been to and love. I rented them to friends who have been to the resort also. They know the value of what they're getting, I know they'll pay me, etc.
Another option besides rentals (which I understand are really tough right now due to the economy) is that you could book a reservation for deposit in one of the exchange companies. The rules vary, but I think you have 2 years after a deposit into either RCI or Redweek to book a trip. If you book an exchange, book it further out (ie, closest to when your points expire) because it improves your trade power.
