Hello all-

i have spent the evening looking over the forum and this look like the place to be for timeshare info.

i probably have a story you have heard many times over. we fell prey to an excellent sales pitch and purchased an odd year week at the Ridge on Sedona golf resort when it was still Sunterra.

we have never used it even though we live 30 minutes from it. i know that is foolish and we have felt guilty about it for years. the initial purchase of the deeded property has been paid off for many years and now we dread the yearly fees.

we have looked into trying to sell it a few times... got burnt one time for a couple hundred dollars and have just resigned ourselves to never using it and regretting it.

the DRI website lists us as having the following...

Ridge on Sedona Golf Resort
week- 18
unit- privacy
season- red
points- 2500
status- active

what does all that mean? what can i do with it?

per a post i read earlier i was thinking that if we had purchased the unit from Sunterra and never actually became 'club' members with DRI then there might not be an ownership transfer fee?

at this point we would love to just 'give it back' and be done with it.. but i understand that our ignorance in its use is not the fault of the timeshare.

the wife now has MS and is disabled... my employment is tenuous at best and our 2 kids (the reason we had grand plans to take them to see the world and time shares) are mostly grown... so no need to for that...

i thank you for any ideas or options you can give me and i appreciate your time and expertise on this subject...

or
Contact the DRI Loss Mitigation Dept. to surrender your ownership.

Either way you will probably need to pay the 2011 fees, but at least you will be rid of it.

(Sorry the chart doesn't copy well correctly) Week 18 is considered "High Season." In points values, a studio is 4500 points, a 1 BDRM is 6500 and a 2 BDRM is 10,000.

The strange part is that 2500 points wouldn't cover a whole week in the high season (it wouldn't in the off (low demand) season either. Is is possible you have a deeded week rather than real "points"? (You would have had to convert your week to points at some time.)

While you have no interest in using your TS, until you are able to unload it one way or another, isn't there some way to make use of it?

i think you are correct.. i have a deeded week... i have never converted to points or any other mumbo jumbo... i was hoping that might keep me from having to pay some sort of transfer fee? but yes.. seems silly .. 2500 points does not even register on the scale really... is the idea that if i were to convert it then i might get 4500 points since it is a studio?

this is all so confusing to me.. and i deal with engineering and drafting all day... sheesh...

2500 points is less than zero - it is practically worthless in the system thus has little or no resale value. It also would reflect an off season, low value deeded week meaning that too would be a tough sale. It sounds like a small UDI deed that doesn't even translate to a full week. Sunterra was big on selling those to "fill in" deeded week owners converting to Club Points. The problem is that stand alone they have virtually no value at all yet carry a relatively high maintenance fee.

Give it away if you can find a taker - that is your best bet.
