    Listed at $3802 this holidaygroup unit can probably be had for 20-30% off.
    Converts to 15,000 SunOptions annually and gets a free week 53 every seven years or so making an average ~17000 SunOptions/year.
    Converts to 9500 SunOptions annually and gets a free week 53 every seven years or so making an average ~10857 SunOptions/year.

    $3802 * .80 = ~$3000 + ~450 cc = ~$3500
    (Now on sale for $2802)

    $3500 + $2995 conv fee = ~$6500

    $6500 / 17000 = ~37cents per SunOption, not bad!
    $6500 / 10857 = ~60cents per SunOption, not so good!

    Find another similar holiday week and bring the price per SunOption down even lower when converting together.
    Hold out for a 4BR!!!

      $3800 / 7500 = ~50cents per SunOption, OK with low MFs/point of .06!

      Find another similar week or one of the many 'Trust' properties going on eBay and bring the price per SunOption down even lower when converting together.

        Went for $1627.50, never seen a holiday week go this low.

        Converts to 15,000 SunOptions annually

        $1627.50 + ~565 cc = ~$2222

        $2222 + $2995 conv fee = $5217

        $5217 / 15000 = ~34.8cents per SunOption, not bad!

        Find another similar holiday week and bring the price per SunOption down even lower when converting together.

          $5500 + 350 cc = 5850
          $9500 + 350 cc = 9850

          $5850 + $2995 conv fee = $8845
          $9850 + $2995 conv fee = $12845

          $8845 / 30000 = ~29.5cents per SunOption, not bad!
          $12845 / 30000 = ~42.8cents per SunOption, not bad either!


          Weird, with no bids the auction now shows $5850 as the starting bid with BIN of $9200

            Well, $1577 annual M&T is a hard one to commit to for many, but having that many points would be ideal for many.
            I'm sure you remember these Spence...
            49,000 points with 36k banked points added, M&T $2100. Sold for 29cents a point. A very recent 11,000 points sold at 27cents per, with M&T listed at $715.
            A 4000 point sale went for 21cents, but the buyer had to pay back maintenance on that one, so it averaged to 30cents/point.

            Seems like the Price Per Point has been dropping recently. Think that has anything to do with the state of the corportation? Probably the two sellers closing sales about the same time.

              Yes but you don't have to as their example shows... in Club Sunterra you can turn in up to 30,000 points for FeeOptions, paying your MFs. In this case, which is rare, the MFs are less than the monetary value they give you for your SunOptions.

                    I bought one just like it tonight for $455 260028863110, why it went for $1627 last week and $455 tonight, I don't know.

                        My say on this is that in today's environment a fee of $2995 is non-negotiable. Sunterra corporate will do one property for the $2995.

                        What you can negotiate on at the sales centers is when they tell you it's $7K for 3000 more SunOptions to convert, you can get them back down to $5K+2000 SunOptions. You can get them to convert multiple units for the same $5K at the same time. You can get them to give you a window of say a year to bring other properties in with no additional fee.

                        Will it stay $2995 or $5K+2000pts? That's the price point right now. Over the 8 years I've seen it as low as $1164 (if my memory serves me correctly).

                          Powhatan weeks are really hitting rock bottom. Lots of off season weeks going for $1 or 99¢ with no bids. Holiday week recently went for ~$2300. I don't understand why Sunterra isn't sweeping these up and melding them into the Trust at these prices. Bought a Wk36 last night on eBay for $2.24 + $449 CC/xfer. Not a good 'traditional' week being September but it still converts at summer rate of 11,000 SunOptions. MFs work out to be 7.6¢/pt, about the same as the Trust (7.5¢/pt). Greensprings/Powhatan sales center sells Trust 10,000 SunOptions for $30,450.

                            Sounds like a great deal Spence
                            I assume you'll opt for the $2995 to convert that to SunOptions?
                            And I'm curious if "deals" like that are:
                            a. Buy off-week resale (cheap)
                            b. Convert to Options ($2995)
                            c. Increase Portfolio Size (decent bucks)

                            Sound right?

                              I personally wouldn't buy the off season weeks (Sunterra LOW & MID) as the MF/pt ratio is way too high for my tastes. The one quoted above was not off season, it was HIGH season and I bought it because it was too cheap to pass up, but mainly only go for the PEAK season weeks where the MF/pt is the lowest.
