    Hmmm - sales must be ending at those resorts OR they figure it makes the "blended" fees on the RTU Club product more attractive if the individual resort weeks have high fees. Thats not too too bad for a summer or holiday week but I'd have a tough time justifying those types of fees for even slightly off season.

        I don't know about Green Springs but Powatan owners have been trying to get a directly elected Board for years. They may be getting close to succeeding but who knows when. It isn't a good situation in any case as the resort has lost it's ratings and has had a history of management personnel turnover. That doesn't lead to steady progress but can lead to a slow decline which seems to be the result at Powatan.

          Both of these resorts needs someone like timeos2 a strong leader to spear head a push for changes.

            Powhatan is getting close with the construction of the final units after, what, 10-12 years being built out to 89.9%. Powhatan does have an Advisory Committee with some good people on it but they also have a couple nincompoops who are easily guessed from the list.

            There were recent changes to the BOD from three to five and two non-sunterra people are on there now but Sunterra still has control with three members.

            When I first bought the 4BR MFs were something like $450ish, that's when they were being held down by the developer and happy, ignorant owners who thought you could maintain a resort with fees like that.

                Every little bit does count but that only changes me from ~5.2¢ to ~5.6¢/SunOption. I'll survive, and I'll give you a great rate next time, too!

                  Spence, what is the status of Greenspring Plantation Advisory Committee? We can read the minutes from the Powhatan Advisory Committee meetings. But where can you find the minutes from the Greensprings meetings? Are there any Powhatan or Greensprings advisory committee members participating on this web site or TUG?

                  Spence, I wish you were a member of Greenspring Plantation Advisory Commitee Board. Then I think the timeshare owners would have a true voice

                    I've never made it to a Greensprings annual meeting, they're conveniently held on the first Thursday of December. Because of that, I don't know of any information on a Greensprings Advisory Committee and know of no website. I own more than ten intervals at Greensprings.

                    Powhatan annual meetings are the first Saturday of December which conflicts with the Army/Navy game so sometimes I go and sometimes I don't, depending on whether I bought tickets. I applied for the BOD when they opened that up to five and was not 'selected' by the Sunterra controlled BOD. Last year the Advisory Committee had 4 spots due to open and the committee voted themselves back in with the exception of 1 who did not want to continue... there were about 10 resumes for that one remaining position and the committee did not 'elect' me to fill it. I own more Powhatan than Greensprings because it's older and easier to buy cheap weeks (price/pt) than Greensprings although GS does have cheaper MF/pt 4.3
                    ¢ vs 5.6¢ probably won't for long.

                      You are correct the annual meetings are on the first Thursday in December this is a very bad time and date for an owner's meeting.

                        It's a pattern with HOA Boards that tend to be, shall we say, less than open to hold meetings at times they know are unlikely to attract owners and do little to publicize what they do even to the owners. To me a big red flag when considering if a resort or resort group is one I care to be an owner of. It can also be a sign that the developer may not be letting go of control and that is a really bad situation for any resort.

                          Those dates seem to run true for my timeshares as well. The other part that is irratating is the stupid little proxy notices that want you to give approval but don't tell you what they're requesting approval for.

                            I wasted my time one year and collected proxies from the world for the Powhatan meeting, Had 100s of them, they mean nothing while the developer is still in control.

                              Timeos2, just finish looking at CYP home page, your update and progress reports on the maintenance, laundry building and the roofing updates on buildings 1, 2, and 3 are just outstanding. I wish Sunterra would give total contol to some one like VRI to manage their resorts. Please keep up the good work at CYP.
