Sunterra Question for Spence

    I've not received the snail mail but went and looked on the website under Central Payments and the $151 amount is shown there as being billed. I had heard it was going up to that amount, what was it last year $139? It'd been that for a while.

      I have a couple of questions: 1. Are there any other timeshares you own outside of Sunterra that offers comparable flexibility.... 2. I am considering buy another property within Sunterra and would like to know the difference between a deeded property and Trust. I know that the deeded property is either fixed or floating and if an owner converts, they will have points (contingent of the week and size of their unit) and be apart of Club Sun. For my needs the Florida trust is great, however i am wondering if i am missing out by not having a deeded property. My ultimate goal is to purchase more timeshares and convert all of them into Club Sun.

        Everything in Sunterra resales is vague and these responses are based on my own perceptions and experience. Many points systems provide comparable flexibility and are well liked by TUGgers, Fairfield/Wyndham is one but I don't own them. I do own two other smaller points systems which provide comparable flexibility, VI and RHC.

        A deeded property provides a deed and the rights that come with that. In Sunterra's Florida Trust, you have perpetual ownership but Sunterra's Trustee has many of the rights that you would have with a deed, the foremost of these is voting rights in any HOA. This is a tremendous boon to Sunterra in keeping their management in place.

        Sunterra touts a melded MF for the Trust that protects you from MF jumps... my Powhatan MF went up 7.2%, that's a lot, Florida Trust went up over 12%!

        The way to bring resale into the Club is to pay Sunterra corporate $2995 for a single property, deeded or Trust. If you have more than one property to convert then going to a Sunterra sales center and paying $5000 for 2000 add'l SunOptions and 'free' conversion is probably the way to go.
