    But I need the opinion of experts like Spence.

    I am an Sunterra club member having a every other year deeded ownership at Kaanapali beach resort. I get 6000 points a year. I've not gone back to hawaii for years but rather use the points for exhanges through Sunterra or II.

    I thought I would go the resale route just to get another property to add to the club and get more points. I see adds for the Desert Paradise resort for various amounts. An example is an add for a deeded unit floating week 1 bedroom for $2000. The add says it is worth 6500 points a year. If I bought this timeshare can I indeed add it to my club sunterra membership for the $2900 figure I've read about on this forum? Also, would I get the 6500 points a year mentioned in the add (If I use the sunoptions directory the point value for a 1 bedroom averages 7000+points a week, asuming for a floating week). One more question: The ads for this resort for a one bedroom quote maintainance fees all over the map from $400 to $700+. Why such a variance? Do your fees differ based on when the unit was bought?

    As always, everything with Sunterra is a moving target. You appear to have everything about the way I would think... I believe it'll cost you $2995 to convert/add one additional property if you go through Sunterra Corporate (pm me for contact) -or- ~$5000 and 2000 extra points if you go through a sales center. The ad is probably right 6500 sounds right if the deed is a float you have to do a weighted average of the weeks in the float. Many people don't really know what their MFs are, call the resort to confirm, a 1BR float should be the same, period.
