    2 Yrs ago my parents financed $20K to roll Week 52 at Powathan Plantation into Club SUnterra @ 15000 Points. It appears that they still have the deeded week. They are now at the point of it being a financial burden and will never use. MF are running between $900-$1000 per year.

    Any advice on some way they can they can unload? Can the 15k points be sold? If so what would they be worth? I am trying to ascertain whether an effort should be made to market this or just have them let it go. Any advice is appreciated.

    Unfortunately, the answer is something you don't want to hear. Your parents can sell the deeded week 52 but cannot sell the Club Sunterra membership/points. All the new owner will get is Wk52... Wk52 Powhatan is the first timeshare I ever owned, I overpaid - $7122. Soon thereafter I found out that Red was not Red and that Wk52 Powhatan wouldn't trade worth beans. That same year Club Sunterra started and I paid $1995 to convert for max points, 15000(+) and have been happy ever since.

    I also think that you should go in with your parents and make this one yours! You'll enjoy it and they can pass the membership to you. The alternative is to try to sell, but I can tell you that I wouldn't pay a tenth of what your parents financed and you won't get much more than a tenth on eBay for the reasons given above. It will cost a new owner about $5000 to purchase 2000 points to get the Wk52 back into the Club.

      Spence - does it make a difference if the unit has been converted to Trust versus affiliated with Club Sunterra? (I'm assuming that a person converting a Powhattan unit to the Club will have the option of surrendering the Deed for a trust ownership or affiliating the deed with the Club.)

        Sunterra isn't dumb, you wanna know how the option works? If your MFs for the converted week are less than 7.3¢/pt they'll try to give you Trust, if more than that they'll tell you no way. So they won't take a White week but would love to have a Wk52.

        The difference to the resale buyer is that a deed gives you only Powhatan and the Trust gives you 21 resorts.

          Well - that's what I was getting at. If the unit has been converted to Trust, they would be selling a trust membership since they no longer own week 52 Powhattan. If it was affiliated, then they would be selling the Week 52.

            OP said they thought is was a deeded Wk52.
