    Sorry if this has been answered already--we are currently at the Point at Poipu and sat through the presentation. Have until tomorrow to say yea or nay to the following deal:

    Ocean View (or Partial Ocean View)
    Annual
    11,500 points (or 10,000 points)
    $27,400 (or $24,900) with the following "incentives"
    minus $1,295 credit for this week's stay
    $2,995 Sunterra club fee for free
    This year's points roll over to next year (apparently this year ends on 6/30)
    No closing fee

    Plus $1,100 or so annual maintenance fee (this includes some other fees)

    Unfortunately, I don't have more details because they didn't give us any of the paperwork they filled out.

    My question is is this is a good deal? How can I tell if it is or not? Thanks for the help.

    Welcome to the forums!

    I hope you have taken some time to read the sticky threads at the top of the forum...it can give you some great insight about Sunterra.

    I believe Sunterra has just been purchased by another company, and there is some controversy as to what that will mean, good or bad for the resorts.

    We are not in Sunterra, so my advice will be more geared to your idea of purchasing.

    Why are you considering buying? Does the price appeal to you? How about the maintenance fees for the week ownership. Do you think that the total cost of purchase and yearly MF is something of value to you? HAd you been thinking of purchasing a timeshare at Poipu before you went to the presentation?

    If you are purchasing so that you can go to Poipu, have you investigated resales and prices in that area?

    Are you aware of the limitations for exchanges? Do you feel confident you understand what points values are and are not? Are you able to plan your vacation around the timeshare "rules"?

    How long will it take you to get the full value back on your purchase (dollar cost averaging or by seeing how much it would cost you to stay on the island in a similar resort).

    When we bought we were green and we wish we had had a forum to ask for help....but we didn't and had to learn a few things the hard way. Now, twenty plus years later, we have many memories and some of them are good and some are related to this basic question (regarding our first TS purchase)....why didn't we wait to buy it resale? Our subsequent purchases were resales, and we have gained much knowledge from other folks.

    I do hope someone with Sunterra specific experience can answer in time for you....but before you sign anything, be clear of all the rules, and know how to rescind, the time and process to do so.

      Did you find the SunOptions Directory or SunGlances Guide linked in the stickies above? Read them and see if this is what you want. Read all the Sunterra forum here, then decide if this is what you want.

        Here is an example of a resale opportunity - ebay is a good reflection of true market value. If you watch this auction you will have a much better idea of how much to pay, if you do decide that you want to purchase at Poipu Point.

          Keep in mind that this auction is for an EOY garden view ownership - i.e., the cheapest ownership option at the resort (save for the extremely limited one-bedroom ownerships).

              Thanks for the quick responses. Very helpful. I think we'll pass at this time. We are definitely interested in a timeshare in Hawaii, particularly Kauai, but would also like to be able to use it to visit other locations. That's why the point system sounded so appealing to us.

              I tried to read as much as possible and downloaded the two Sunterra guide books last night, but I got too tired to read them all.

              Is there more information out there about how much a point is generally worth?

                I've bought for as little as about 4¢/pt and my last purchase was 17.6¢/pt; on eBay Florida Trust properties have been going for about 30-60¢/pt of late.
