    The resort has about 64 3BR units. That's 3328 unit-weeks. I'm staying there this week.

    I asked today, how many units were in Club Sunterra and was told about 500 and dropping. That's only 15% of the available units available to Club Sunterra, or about 9 units per week give or take.

    I really think it's a shame that Club Sunterra is not up-front about the amount of inventory they have at any individual resort.

    The shortsighted ban on resales leads to this type of result. As new owners come in they revert to the original week rather than paying Sunterra again to rejoin club. Not allowing resales of Club must have seemed like a good idea at one time I guess...

      Why wouldn't Sunterra buy back resales like other resort companies and then put them back on the market through their product (Club). It just seems that the number one knock against Sunterra is availability on short notice 5 months or less, and they could greatly improve satisfaction and profits if they change the bussiness model. I guess possibly some restriction might keep them from doing it but I'm for one not aware of it. If someone with some common sense ran these companies.........

        It's not only that, it's owners at Royal Dunes that can't get Club reservations back into Royal Dunes (maybe because they don't plan in advance) and are unhappy with that.

          I've been in trust for 2 years and full club for the last 6 months and have yet to find anything other than Orlando and Williamsburg..... I did get a early March reservation at Bent Creek in Gatlinburg, but I'd like to get into a beach location.

          Vegas has been available much either. I've 40,000 points for 2008 and I'm guessing that I will waste them on a cruise if I can't get into somewhere other than Williamsburg by April.

            I wondered about percentage availability at a number of places when I went to the Sunterra presentation in Tahoe....

            Spence, how do you like the resort? I like the location, but have never been inside. I hope you're having a good time -- if I recall correctly you are off to Hawaii next. Rough summer

              Try Island Links during May/June or Sept/Oct. July / Aug are too hot me. I have successfully traded into Island Links for the last two years.

                Interesting post and one that will make me think even more before joining Club Sunterra when PT's officially puts their offer on the table.

                HGVC has done something similar. Rather than build Hilton resorts in different loations they've expanded through affiliate resorts. Those affiliate resorts only offer limited availability to Hilton memembers and owners at those resorts must pay an additional fee to join HGVC for that unit to be available to HGVC members.

                I am not a big fan of this idea of diversity through affiliation for an extra fee. It misleads one into thinking that there is more availability than actually exists.

                With a 10 to 12 month home resort reservation window, I would have thought that owners at the resort would at least be able to get back into their own resort. I suspect that the limited number of Club Sunterra units compounds that problem if many of the weeks put into the club were not higher demand weeks and thus not available to all club members. Lack of advance planning has to pay a major role in this as well.

                  Royal Dunes Hilton Head Island South Carolina -- 3BR mid June to mid July,

                  My plans have changed, if anyone can use any of these for trade or other remuneration, let me know. Or, if you want to be there when I let them go.
