MF's when buying resale

I posted this in another place also. sorry, but this forum seemed a little more appropriate.
I'm new to all this but I've been reading a ton and I still need a few questions answered if someone can. I'm interested in a points based system and I'm mainly looking at Sunterra.
When a TS is listed on Ebay for 4000 points with MF's of $530 are these the actual MF's? I understand that I don't get into Club Sunterra when I buy resale so should I deduct the $151 or so from the advertised fee? And what is the $119 base fee? Is that only when I transfer in a deeded fixed week TS into the club? So when I'm looking at Ebay resale TS's for sunterra should I deduct $270 from the advertised MF's to come out with the 7.3cents/pt. It works on some of the ebay items but not most.
I hope my question was clear. thanks in advance. I don't mean to take over someone else's thread but my question seemed to fit with the topic.

If you do NOT join club sun, then the $530 IS your annual fee/MF for just owning the 4000 pts.


However, the way I figure (I could be wrong), the 4000 is for a CSV-1 Trust membership (I say this based on the annual fee you quoted + the 4000 pts seems small for a deeded package).

If you are trying to bring this 4000 CSV-1 memberhip/package into an existing Club Sunterra membership (like if you have hooked up to a deeded property, say for example sake gives you 9000pts/yr) , then the fees for the 4000 should be calculated at $0.073/pt. The $151/yr total covers your existing Club Sunterra membership AND newly acquired $4000 pts, combined =>your total annual pts is 9000+4000 = 13000.

Your annual fees for everything comes out to be sume of:
1) annual MF of your deeded week, example let's use $700/yr
2) $151/yr Club membership due
3) $0.073/pt for the CSV-1 (4000prs) per year = $292/yr

Total = $1143/yr in fees (includes MF as one component)

As stated above, the actual maintenance fee for CSV-1 is 7.3¢/pt (up from 6.5¢/pt last year, a whopping 12.3% increase (and they told you the Trust was supposed to protect against big fluctuations).

On any CSV-1 (or Club) account there is a $151 annual fee.

On any CSV-1 account or Club account that is based on a CSV-1 membership there is a ~$119 Base Fee regardless of size of account.

Whether an eBay lister is savvy enough to know and list these differences is up for debate.

My experience is that if you have a Club account established based on a deed or deeds then when you add a CSV-1 contract to that account, there are no additional fees beyond 7.3¢/pt, you're already paying the $151 Club fee.
