  • eBay 24Oct07 in a matter of about 15minutes the world has changed

    180170724106 15000pts for $2950
buyer devbuyback who will sell it for retail for ~$45,000

    180170726009 11000pts for $6744.75
runner-up devbuyback forced it up to this price, why did they not go higher? As they could sell it retail for ~$30,000

    180170727619 21500pts for $4150+CC
buyer devbuyback who will sell it for retail for ~$60,000

    Could it really be happening???

I think maybe the bargains are gone. Why would DRI buy with the name devbuyback, I guess that they want everyone to know.

    Very very interesting.

Interesting, assume it is really them.

So if 25% is the cost of build. The runner up is putting 6,600 for $30,000. Which after take out profit, may make sense of 25%.

If they know they are buying from owner that willing to get ride off by paying ove 3,000 they may come a better way.

At least at this moment, it is very effective way.

            Question

Not sure what this means to me.. are you saying Diamond is sucking up all the resale properties on eBay which in essence would drive up the cost of points?

Jaw-dropping! Never a dull moment in the big, bold world of timesharing. What next? Wyndham buying back its points????

Excuse me while I lie down. The world seems to be shifting on its axis.

If this is Diamond, which I think it is, the building costs are really immaterial. Looks as if they are topping out at 70cents per point when you consider CC. They sell for around $3/pt so that's $2.30/pt pure profit as they already sold it for $3/pt the first go round and that's where building costs were paid and original profits made.

You forget they are selling through the same method. So 70 cent cost per point will cost them 1.4 to sell it. Plus they are devloper, so it will cost them some extra money to do the paper work. In the end, they may have the cost of 2.3 per point. So they are only get 100% of the initial investment I though that is close to your standard. And it may take them more time to sell it compare to just 1 year.

That's exactly what I'm saying. Doesn't change the price of retail points but sure drives up the price of readily available and easy to find points on eBay and the like.

You are right, they do still have their selling costs, I really don't care what their math is. The bottom line to us here at TS4Ms is that points just went up by 3.5X !!!!!!!

Yes, since they use the name, so if it is true, then they clear told everyone they are willing to fight to that number. So if you want to buy, you have to beat that number.

Have to give them credit for that given they don't have ROFR.

Not likely, their CEO has been there for at leas 1 year, so don't need to buy a lot of Wyndham resell.

You should be very happy. 1st, you now know the club does mean business and want to improve itself. 2nd it will increase your net worth by 3.5 in one min today. 3rd, it means there will be improvement in the near future and that only mean better for your ownership, and if the price become too high to make ownership economic reasonable, more people will rent instead.

Is a lot of the resale inventory from PCC's? Perhaps they will start to offer owners the ability to deed back their points for minimal cost and beat the PCC's at their own game....could be coming if they are buying up inventory on ebay.
