This does not make a lot of sense as on an annual basis this would be about 4668 points so they paid $1.17/pt?? I don't think they did their math right before they put their bid in.

Pay not attention to this. There is NO SEMBLANCE of TRUTH is this "transaction."
What the heck are you talking about? Sure looks like LTVR that's in my SunOptions Directory!

I guess they will learn their eBay lesson #1, always look at the actual contain before enter the bid. My guess is they did not realize it is EOY based on description.

Pretty soon, they will be expert on eBay though.

Of course, since they know the contract, maybe thereis an error in that listing we don't know.

Spence - I REPEAT: This is not, according to Diamond, their resort.
IT IS NOT LISTED IN THEIR WEBSITE. Do you really know more than Diamond?

The above link sure looks like the DRI website to me. Shouting in red ink doesn't make you right, if you have some information that DRI and I don't know about, please edify us. I can easily book this resort on my Club account.

Lake Tahoe Vacation Resort use to be part of Embassy Resorts. I believe all the Embassy Resorts became part of Sunterra and now DRI sometime ago. Isn't one of DRI's resorts in Hawaii a former Emabassy Resort also?

I hate to tell you this but it IS listed on the DRI website. It's been listed, along with other former Embassy Resorts ever since I've been a member (which hasn't been that long).

As Spence mentioned, DRI members can book this resort online through the DRI website using THE Club points. We're thinking of returning to Lake Tahoe maybe for the summer of 2008. In the past we've always stayed at the Ridge Tahoe but I was always curious about the former Embassy Resort, now Lake Tahoe Vacation Resort, down by the lake. I've been debating between returning to the Ridge, which we love because of it's location up in the mountains, Marriott's Timber Lodge because it's a Marriott and Lake Tahoe Vacation Resort because I could use my DRI's points as an internal exchange through DRI.

So, in this case, I'd say Spence does in fact know more about Lake Tahoe Vacation Resort than DRI if DRI told you it wasn't one of their resorts. Or perhaps DRI thought you meant one of the resorts they built rather than one they assumed the management contract for or made an affiliate resort.

It could be something like Gatlinburg Town Square. GTS is a Summer Bay Resort now. Sunterra apparently had the management contract in the past. DRI still lists GTS in the club directory and they still have units available for THE Club members to exchange into using THE Club internal exchange. So, while GTS may not be a DRI resort it's still a DRI affiliate resort. Perhaps this is just a matter of symantics?

                Just a bit of info.

Sunterra bought 4 of the Embassy Resorts but I believe that there were about 8-10 of them. The other resorts were bought by other TS companies and change their names right after the sale. The Sunterra resort kept the Embassy name till 1 1/2 years ago.

Sunterra owned LTVR for many years; Embassy was a franchise, it was never owned by Embassy to my knowledge. There were 2 or 3 others like this.

LTVR is one of the19 resorts in the Florida Trust COLLECTION & with the other 3 former Embassy Resorts had been rebranded as a SUNTERRA PREMIERE RESORT not that long before the purchase by Diamond.

                    • Diamond's website, at least the one I see has a LTVR at 901 Ski Run Blvd in South Lake Tahoe, Ca.

I bought Embassy in 1999 on Maui and it was part of Embassy because I was able to get reservations at other Embassy through them at a discount as part of the deal for many years. Sunterra brought four of the Embassy resorts Maui, Kauai, Lake Tahoe and Grand Beach. Embassy was there in the early 1980s well before they started to make them in to time shares. We were one of the first to buy in 1999 when they started to make them into time shares. Spence is right about LTVR being a Diamond Resort it was one of the original Embassy Vacation Resorts because I could trade in with no fees at the start.

                        • A bit of information on the two Diamond properties on Kauai'i and Maui.

As noted above, Embassy has never owned or operated either of those resorts. The relationship with Embassy was strictly an agreement to license the name from Embassy.

For both Hawai'i properties the "developer" is/was a limited partnership set up by Marc Resorts. Marc was both a limited partner and the managing partner. For Kaua'i the other partner was originally Holland America Lines. When Holland America sold its cruise operations, it became in investment company named HAL. On Maui I believe the other partner was an investment fund managed by Morgan Stanley. As memory serves, Marc Resorts was acquired by Signature Resorts, and Signature was acquired by Sunterra.

I'm not sure if the partnerships still exist or if sometime in the last several years Sunterra bought out the partnerships. I know that for years HAL was dissatisfied with Sunterra's management and was anxious to get out of the partnership.

                            Is this still happening?

Is DBB still pushing the price to about $0.70/pt?

                            TIA

I haven't been on eBay for a while. That one day, the .70/pt was an aberation where someone kept bidding up the ante and we were able to see what devbuyback's limit was. Since then, when they did chime in and bid, they haven't had to go near that high.

We've also seen examples of their offering to buy back from Kaanapali owners at pennies and from expressly unhappy owners elsewhere.
