After nearly 20 years the developer STILL holds the control & wants the rights to amend the declaration with 20 days notice unless 50%+1 vote against it (in 20 days)? THAT is some control!
Sounds like they are still trying to tighten their grip. Good luck if you attend the meeting. It is long past the time the owners should have control of Powhatan
I totally agree with you on that one. This move may well tell the tale of what new Sunterra owner Stephen Cloobeck is really made of. Any developer will have worn out their welcome in 20 years.
Any idea what arrangement they struck to get access to these resorts?
The list appeared to be a subset of ResorTime resorts. My understanding is that THE Club has an affilation where they have access to this inventory and make some sort of conversion from your Points to $ they pay to ResorTime; so expect this to be high point value. They may well show up in the next Points Directory coming in January (?); and I'm told they'll be on the web site 'soon.'

As usual, most questions were ludicrous and the owner who got up and said their ownership costs too much annually and compared it to her excellent ownership at OLCC got the most applause of the day. What she has at Powhatan and what she has at OLCC are Apples and Oranges and cannot be compared as they tried to do.
For info, only two proxies were delivered to me by Diamond; Jennifer and Tony, I think were the names. So others who said they gave me their proxy.... I did not get it.
Greensprings meeting today was pretty much a carbon copy of Powhatan, for that I received no proxies.

That's one of the reasons I quit going to owners meetings with Marriott (not the owners update sales attempt but the owners wine and cheese information party). There was always some owner that just didn't "get it" and would hammer away at the most insignificant items.
The last straw was a woman who took the lions share of the meeting complaining that she couldn't trade her Silver season week on short notice (around 3 months) for a premium Hawaii week. No matter how patiently the owner rep. tried to explain to her the in's and out's of exchanging she insisted that Marriott HAD to give her whatever she demanded.
These question and answer sessions have to be murder for the HOA/BOD's as you'll always have disgruntled owners that just don't understand. Of course, the misunderstanding really begins with the sales presentation and all those great promises the sales staff makes about what a wonderful, do-anything, vacation ownership timeshare really is.

All he needs to do is to build one new building every three to four years to maintain it under developer control. There are 24 building on site at this time. The orginial plans were for 36 plus buildings to build at this resort. This is my opinion only.
Owners own approx 82% of the resort at this time.

They will string it along, just as they have done Powhatan. 82% is not the figure, yes, it's what they said but when they go to court, the figure would be 55% owner owned.

We were on vacation right when the meeting began but I was able to put in my vote on the website several days prior to the meeting.
Thank you for the meeting report. We are new owners of Powhatan, week 13 unit 145 C&D (or 146 I forgot already).
We won't be able to use our fixed week this year, but will be letting a freidn use it for free I think we will make them take the top one because we will be showing up there Thursday night of our week for 2 nights.
Anyway, You guys seem more involved in powhatan than any of the other websites I have been watching so I decided to chime in.
I sometimes still go to the powhatan owners website to see if Ms. Knox has put anything new on the site and don't find any updates worthwhile. I looked in the minutes section and found the last advisory counsel meeting was in Sept 2006 (or at least that was the last one posted.)
