  • Most Points for the lowest MF

    I have a friend that is about to buy a resale and was curious if anyone knows which resort offers the most points in the club for the lowest MF.

    A Greensprings Resort (Williamsburg, VA) 4BR Unit, Holiday Week is 18,000 points.

    Not sure there's anything out there that can top that on the basis of: 1) cost to purchase resale, and 2) amt of points per maint fee.

    Holiday weeks there are 26, 27, 47, 51, and 52.

    A prime Summer 4BR week there is still a very good value at 15,000 points.

          I would be careful about buying a timeshare based on today's MF's. What's a great deal today could be costly in a couple of years. DRI is wanting to upgrade their resorts and I'm certain it won't be on their nickel.

          I know I probably sound like I'm crying the sky is falling but, after 10 years of timesharing I've learned that what I thought would be a sure thing 10 years ago is a far different ball game today. My MF's at Polo Towers were around $480 when we started. Today they're closer to $1,000. We've already seen improvements in THE Club which have increased those dues appox 50% in one year.

            I would agree and then qualify a bit. . .

            There are no resorts in the Diamond System that are exempt from possible increases in MF. Even the Club maint fees increased in 2008 (at a higher percentage then many individual resorts actually). Since all are at risk, some resorts with lower than average MF might indeed be better buys.

            I think Greensprings might actually be one of those better buys. It's newer, better maintained, and has a lower MF then Powhatan today. It will not be going through the major upgrade that Powhatan is (I'm concerned POW might even see a special assessment). So overall, I'd buy there - personally that is.

              Where do I find the resort data base? I am looking for the 2008 MF's for a 2BR in Polo Towers Suites.

                If memory serves . . . Suites 1BR/2BR 551, 823 . . . Villas 1BR/2BR 601, 903.

                  The MF for a 2 bedroom suite is 823.00
                  I own a 2bd villa there, and that is 903.00
                  I am also curious if there is a way to check on the MF for resorts, i am not fimaliar with the data base either.

                    MF Database

                    The Maint Fee database is a project of Lawren's.

                    She polled all of us earlier in the year to get the numbers, and she maintains the database. Any questions about MFs, Lawren's got the answer!

                        Timeshare Resorts Database at TimeshareForums.com

                        If you click through to the individual resort and scroll down there is a section for MFs. Many members provided 2008 fees back in the January timeframe. If they were provided to me they are entered there.
