  • 2000 Points for $5500.00

    Does anyone know of any sales office that is still offering this conversion package? The last I heard was 2500 points for 7600.00 but the maintenance fee for the 2500 points was 601 a year.
    Anyone care to share their maintenance fees for the points package they bought to convert and let me know where to get the 2000 points for 5500

    Depending on the time of the month and the phase of the moon, you can negotiate anything at most any sales center with the bottom being $2995 for straight conversion and zero points.

    Points have a set maintenance fee of $0.0803/point. When you say 2500 points has a MF of $601, you are mistaken. You are including a MF of $200.75, the balance is a Club Annual Fee and a Trust base annual fee of whatever.

      The paper work says 601 per year, but isnt the club different from the trust

        Are you saying the the Trust maintenance fees are 0.0803 per point, and the club is different. I own at Polo Towers and mfs are only 0.06 per point. 14,500 points = 903.00 mf.
        My friend is trying to be a full club member not only in the 19 Trust properties

          I said the 601 you quote was made up of three parts.
          the Maintenance fee
          the Club Fee
          the Trust base fee


          The Trust base fee has nothing to do with the Club fee.

          If you are a member of the Trust you pay a Trust base fee. Don't ask me to figure it out.... I have Club membership originally based on a deed but also includes a Trust contract... I don't pay a Trust base fee. The Trust base fee should be paying for the administration of the Trust, if you have multiple Trust contracts, you should pay only one Trust base fee.

            So when purchasing one of these conversion packages, you have to buy into the trust because the original membership is not based on a deed?

              Yes, that's what I said. It is often cheaper to own old deeded weeks for which you sign an Assignment Agreement to put it into THE Club, I have some with MF's 17% below yours for Polo (which are great).

                No, you are being forced to buy more 'points' as a means of conversion. Guess what? Everything DRI is selling now is some sort of Trust be it Hawaii, California, of the largest DRUSC - Diamond Resorts US Collection (previously misnomered as the Florida Trust).

                  My friend is in the process of buying a resale, but felt preasured from the salesman that the 2995 deal wont be around in 3 months when closing is over. And she felt like she better get a contract stating she can bring in a resale within the year. As alway I appreciate your expertise and help!

                    Were the saleswoman's lips moving?? I can guarantee nothing but have been told by DRI upper management (read between the lines) that $2995 is the price for entry to the Club.
