  • Need your assistance

I apologize for posting this here. For the life of me I can't figure out how to start a new thread. I see that you are discussing Diamond Resorts.

Yesterday, I bought a 3000 point program for around $9500, about $650 in MF. They gave me unlimited Club Select?.... which I really liked. Our goal is to go different places, so I am don't really care about coming back to the home base where we purchased (St. Maarten). We are flexible in when we can travel so the Club Select getting deals when under 60 or 30 days sounds appealing.

I found this website today and am reading about the deals people get on Resale. Most of what I am reading seems to be people with "week" instead of points. I also read some horror stories and am now questioning whether or not I just made a good decision or not.

How can I determine if I just paid too way too much for what I am receiving and find a Resale that gives me the same for much less?

I greatly appreciate any assistance and guidance you can provide me.

    Thanks in advance!

You need to decide what it is you want and what it is you want to pay for it. If you're happy, great. If you read this entire forum and are still happy, you probably didn't understand. You seem to be confused between Club Select (the option to 'deposit' your non DRI timeshare in exchnage for annual points) and THE Club.

It seems that the use of Club Select is now part of the sale pitch. Offices in Sedona are saying that if you dont buy today, you must sign a waiver stating that you will never be able to use club select. And telling potential buyers that the only way to use club select is to buy Trust Points.

I think I'm starting to get it...

Ok... I have been reading like crazy the last few days. I have decided to cancel my agreement and it is being mailed today (last day is tomorrow). It appears from what I have learned so far that it is best for me to buy a resale and then purchase The Club (which then gives me access to Club Select as well). Does that sound right?

If so, so far I have found a resale for $1900 that gives me 5000 points annually and has $430 MF (paid to date). I am still searching for a deal that gives me more points. I assume that I should purchase as many points as possible for the least amount of money (if I am comfortable with the annual MF).

In any scenario with a resale, I have to purchase the The Club separately. Is this relatively easy to do as a separate purchase from DRI?

If I take the deal above then my investment is $4900 ($1900 for 5000 annual points plus $3000 for The Club).

Am I looking at this correctly now or is there something else I should be aware of in addition to or in place of?

            Thanks for all the assistance!

Sounds like you're right on track!

You can purchase several points packages/deeds and assign them to Club at the same time for $2995. No need to find one LARGE package.

Do you know at this point if they are allowing multiple deeds to be converted for a one time $2995 fee, or will they try to charge $2995 for EACH deed that is converted?

I would like to buy some resale deeds and then convert them, but if I have to pay $2995 per deed, it will make a difference in how many resales I want to buy.

                Thanks!

I've seen multiple deeds and/or points packages for a single fee of $2995.

ABSOLUTELY NOT $2995 per property or deed.

I called owner enhancements and they would not budge on the $2995 per property or deed. Is there someone else I should call? I was basically offered a charge of $2995 per deed OR purchase 2000 trust points per deed for approx 1.75 per point which would equal $3500 per deed. So with these options, in order to convert a deeded week you can pay $2995 for nothing extra or $3500 for 2000 points, plus of course the annual maintenance fees associated with the 2000 points at .0805 per point.

I would love to find out a way to to do multiple deeds with only one $2995 deed, so if anyone has a contact to do this I would appreciate it.
