New Greensprings Manager and Williamsburg Area Manager is John Loeblich. Anyone know if there were changes at Powhatan, too? Loeblich came from Mass-o-Nothing, hopefully he had nothing to do with sales.

DRI Management changes in Williamsburg

Can't verify 1st hand, but a person I know called me yesterday from Powhatan asking for help with a quality problem.
She mentioned that she spoke to the "new property manager" there - John Loeblich, and that he helped her through the problem. I told her the Powhatan GM's name was Randy G. She replied that "he was replaced just a couple days ago."
I was there just four weeks ago and all was fine with Randy then. I had quite a long conversation with him. I was pleased with all the progress. I'll be there again for a couple of days beginning 8/21 and will follow-up in person on all this.

John Loeblich, RRP
John is an account executive with the Global Business Group, Mid America Region of RCI.
He works with developer, management company and HOA affiliates in providing sales and service solutions through a wide variety of products and services. Additionally, he works with new entrants to the industry to ensure the success of their development. As a 10-year veteran of the hotel industry, he worked in nearly every department amassing a very strong knowledge of operations and accounting.
In 1995, John accepted the position of general manager for Mountainside Villas, a timeshare resort in Massanutten, VA. In the fall of 2000, he joined RCI and services clients primarily in Texas, New Mexico and Oklahoma.

I just got off the phone with John Loeblich - the new Greensprings Manager and Williamsburg Area Manager (as Spence indicated) and now also temporarily the new manager at Powhatan as well.
He indicated that he is 5 days young in the saddle but off and running, now at both Williamsburg area resorts!
John was very helpful, encouraging, and net/net, I owe him a coffee in a few weeks!

Powhatan 'Update'
We want you to know first-hand about the exciting changes that are taking place at The Historic Powhatan Resort:
Entrance Gate
We recently approved a plan to install a new front entrance gate that can be opened by the resort’s guests with their room key card. The new entrance gate, as well as the reconfiguration of the traffic lanes, is Whit Mayes’ proposal. We will acknowledge his contribution in the next newsletter so the owners will know the role he played in making an important contribution to Powhatan. Thank you, Whit!
Upgraded Linens, Towels and Pool Furniture
Powhatan has a number of buildings that are in need of refurbishment as well as structural repairs. We wanted to be certain we identified everything that needs to be done and owners receive the best quality and functionality for their money, so we decided to step back and take a long, hard look at the entire refurbishment process. In the meantime, the board authorized purchasing upgraded linens, thick, soft towels, comfortable beds, and new pillows and blankets so all owners will have something new to enjoy in their unit. New pool furniture is on order and should be at Powhatan shortly.
Refurbishment
The Diamond Resorts International® construction team has spent many hours inspecting and planning for Powhatan’s complete interior and exterior renovation. In order to provide an accurate scope and realistic budget and timeframe for this project, we decided to use three buildings, one of each unit type, for models: Building 4 (A/B style), Building 16 (three-bedroom style) and Building 87 (C/D style). These three buildings will be taken out of service beginning May 15th, with expected completion before the end of this year. Repairs and replacements to siding doors, windows, plumbing and other structural issues will be made, along with a complete refurbishment of the units’ interiors. We hope to be able to open these models for owner viewing towards the end of the year.
Manor House
Restoration of the Manor House has begun! The first step we must take before any restoration work begins involves attacking the moisture problem. Copper downspouts and gutters, which we have learned are historically appropriate and architecturally correct, will be installed. We approved funds to purchase two dehumidifiers to control humidity; they are drying the plaster nicely. (As a bonus, the dehumidifiers can be used throughout the property on an as-needed basis.)
These are just the initial small steps in a long journey. In the future, we must address brick issues where the bricks have pulled away from the building, a landscaping problem with plantings around the Manor House, and mulch that is stopping up the drains. And, very importantly, a Foundation for the Historic Preservation of The Historic Powhatan Resort Manor House must be established. As this project grows and progresses, we will need a lot of help and will turn to you for your invaluable expertise, considered input and passionate support.
HOA Website
A completely new and comprehensive owners-only website, which will be a one-stop shop for all items relating to the HOA, is under development. Owners will be able to log on, view the minutes, download copies of forms, the bylaws and rules and regulations, access a summary budget, and contact the board, to name a few features the website will have. A beta site is almost ready for testing and the Powhatan site will be up and running later this year. Owners will receive notification by email once this site is functional.
We will keep you updated as important developments unfold. In the meantime, please do not hesitate to contact any one of us with your comments or questions.

2009 Maintenance Fees for The Historic Powhatan Resort
2BR Lockoff A/B $977.74
3BR Single-8 $838.58
4BR Lockoff C/D $1,156.64
4BR Deluxe C/D $1,193.35
Basically a 25% increase across the boards. I still hear talk of a Special Assessment. I think the difference is that DRI gets a healthy cut of MFs but not SAs.
Greensprings, probably can expect similar increases.... not enough time for all the timeshares ®

You know the rumored plan . . . do the sample renovations, view them in time for this year's annual meeting, propose assessment then, and perhaps even approve it then.
Am at Powhatan right now, but am busy with family and vacation. I am not going to have time to track John down this trip. Am only here for two days (specifically for the kids at Busch Gardens) and then on to Outer Banks and Disney Hilton Head for two weeks.
Also, I asked around and no one knows anything about the dates for the POW and Green annual meetings. Perhaps someone can email one of those illustrious Board Members and ask them.
