Rescind? Please Help Immediately! New to TS

Hey, Thank you for all of your advice. So we decided to rescind last Saturday. They called and talked with us and gave us a few more days to think about it. Today I talked with one of the managers, and he said the person I talked to had forgotten to run the cancellation and that it was still good, but it would cost them a lot now to cancel it because they had all ready started the process with the escrow or something like that. Anyway, because of this, they decided to offer us two round trip flights from the US to Europe/Hawaii/Caribbeans with no blackout dates. Also, he said that they would pay for our first year maintenance fees which is $610.

So, what we had purchased was 3000 points with $610 maintenance fees for around $11,000.

I know that everyone said that buying resale is the best thing to do. When I talked with their manager today. He said that the only way I could buy resale and use them in the club select was to already be an owner, then if I bought resale points in my name, and I could add them to my club points by buying any amount of new points at the owners pricing.

So . . . we are really tempted by the round trip tickets to Europe. And if we are ever going to get it, it seems now would be a good time, before the blue green purchase goes through and prices go up even more?? Any thoughts? I am supposed to let them know tomorrow.

You're paying a lot for "free" tickets. But do what you're comfortable with (still not enough points in the deal IMO - that is the real key).

Right! If you're happy with it, go for it but try to get more points for the same price or a letter saying that you can add a resale contract to THE Club within a year. 3000 points is not enough to do squat.

The way it was explained to me was that you had to already be an owner before they would let you add points to THE Club.

I was told that I could stick with my purchase and then buy resale points. Then I could add those points to the club by purchasing any amount of new points at owner prices.

Therefore, do you think they would be able to give me a letter allowing me to add points after my initial offer/purchase? Have any of you ever run into something like this?

Additional Clause

You are discussing a contract. Everything is negotiable and only what is written down is actually binding. Demand the additional contract clause as a condition of signing otherwise rescind.

Have you researched what 3000 points will allow you get?

Each person's situation is unique but I agree with everyone else who says there are better deals on resales as people opt out of their contracts for numerous reasons. I have no experience with DRI, but do own over 300K of Wyndham points formerly known as Fairfield. There are hundreds of resorts in thier system and several in AZ so check out E-bay or others before plopping down a lot of cash on a retail purchase no matter how sweet the deal is.

Doesn't it make you suspicious that they "forgot" to run your cancellation? Are the free plane tickets written in your contract? With the free 2008 maintenance fee are you still getting use of 2008 or is your use starting in 2009? If it starts in 2009, then the MF isn't "free", it is not due in 2008.
I don't know anything about DRI but it sounds like even after this 11K purchase you will not have enough points and will have to purchase more to fit your needs. This does not sound ideal. Have you looked at other timeshare options- other point systems, a resale week purchase, etc? many cost under $1,000.

The real problem here seems to me to be that you really want to be told that you have made a good deal and should proceed. That isn't what ANYONE here is telling you. Spence is an authority, and he told you it isn't a good deal. Everyone else is telling you that you don't know enough about timesharing to make any kind of rational decision, and that in their opinion, it isn't a good deal. Everyone has to make their own decisions, and it appears that you have made yours and really don't like what you're being told here. There is a psychological tendency in all of us to try to make the decision we have already made into a good decision, whether the facts support that conclusion or not.

As to "first time" incentives, all you have to do to be offered them again is tour another resort in the system in a year. Everything will be just the same. Your "free" tickets to Europe aren't free. They aren't in business to give you good deals; they are in business to make money for themselves--and I'm not saying that's a bad thing, but it is a bad thing when the customer forgets that.

It does look like you are ignoring good advise and I sure hope you don't miss your opportunity to get out before it is too late.

You can always buy another 3000-points for about $200 at current bid here:

So, $10,500 from the resort + $200 resale and you end up with still a high average plus the maintance fees.

Do you get the idea that you really need to look at resale? You should!

Note: I do not know if the ebay points are comparable. Spence is the expert on this so I defer to his knowledge and advise that you should get out while you can!

Be cautious that don't find yourself in a situation in which they are getting you to say that you are withdrawing your rescission request, or you agree to some substitute offer, start a new rescission clock rolling, and then find yourself committed to something because the rescission expiration date has passed.

I hear you loud and clear, and I am not letting my emotions control my decision. I have not accepted the offer, and I am planning on rescinding(actually I already have, at this point they are trying to get me to cancel my cancellation). I did however e-mail them asking if they could add a clause in the contract allowing me to add resale points within the year. I also asked for two more round trip flight tickets so that my brother and his wife could travel with us to Europe.

I do not expect him to grant this request and even if they do I am not sure if this is still such a great deal. What are your thoughts?

If I could get:

3000 points (which I know is not good for much)
the ability to add resale points within a year (which I think is the key issue)
4 round trip flight tickets to Europe.
1 week vacation with II. (which we would probably use for a week in Spain)
$610 MF

For $11,000, what do you think?

I understand that I am paying for the flights, etc. with the $11,000. I have been careful to make sure that I have not in anyway endangered my ability to rescind. I have no overwhelming desire to buy this timeshare, but I will if I think I am getting a deal. What are you thoughts? They are highly valued, and I am not just trying to find a way to justify a purchase. I am just exploring options. If they are really in such a tight spot for not having run my cancellation yet, then they should be able to work with me.

It seems that DRI is making it harder for people to try and use resale points, and if I can get them to allow me to add it, does that change your opinion of this deal? I definitely will not purchase if they do not give me this option. Should I ask for more?? Or something else?

You are probably not getting a deal any time you purchase from the developer. You have been provided with numerous recommendations to rescind your purchase. You should follow them. Do not let the developer talk you out of it. If you are exploring options, then I suggest that you take time to discover all of the different timeshare options and systems. There may be some other timeshare programs that work better for you. After you have determined what program works best for you, you can buy resale for significant savings.

They really emphasized Club Select as a benefit when I went through the timeshare presentation this week. While I agree that this is a benefit that has value, for my current vacation habits I decided it was not worth paying developer prices for. I had a few minutes to review the most recent list of Club Select offerings. Some of the DRI experts can chime in if I am wrong, but it appeared that the most inventory and lowest points usage was for dates coming up in the next couple of months -- September and October. I only saw a few options in March 2009 and I also noticed that a lot more points were needed for most of the available weeks in 2009.


Buying resale takes more effort, research, and time but you may be able to get the same or similar timeshare vacations for much less $$ than the $11000 that you were planning on spending. Good luck and have fun with the challenge of learning about timesharing.
