  • Received DRI 2009 MF's yet?

As I mentioned in another thread - DRI is getting their greedy hands into the pockets of Bent Creek Golf Village ownerswith a 25% increase in MF's for 2009. The increases are 94% for "ADMINISTRATIVE FEES" which go to DRI.

I would like to know what their other "resorts" are charging. Please respond into this thread or email me.

    CPR went up a bit

While within the DRI group Cypress Pointe is independently operated. The 2009 fee went up $6. over 2008 - $791/week with all taxes, fees, loan payments, reserves, etc. No increase in management fees over the contracted pricing (averages 2% a year over our 10 year term). And remember in 2010 there will be a full unit renovation - watch for pictures of the new model this fall - to make CPR the best it has ever been. No special assessment. And no big fee increases foreseen. It is a resort with a plan to improve, do it with reasonable fees and it is living up to it.

      John,

You, and the entire board, are doing a great job.

I am looking forward to seeing the 2010 pictures.

Thanks for the hard, and good work!!

I haven't received our Polo Towers MF bills yet. They haven't had the HOA/BOD anual meetings so it will probably be another month or two.

In the past DRI had held MF's level for 2 or 3 years after increasing them Last year there was a hefty increase but it was not in management fee's. The year before Suite's at Polo Towers owners had been asked to pay a hefty special assessment (over $1,000 for each 2 bedroom unit) for renovattions.

I have been somewhat anxious about the MF's for next year. It would not surprise me to see them go up $50 to $100 or more but, that would only be around a 10% increase, which is similar to last year. We'll just have to wait and see how everyone else within the DRI system fares and wonder how many years can DRI hit owners with large increases before there is an owner revolt. Raise fee's to high to fast and you're deliquency rates are bound to follow.

One thing is for certain. The days of the old Sunterra system being a bargain to buy and trade are over. If I were a Bluegreen owner, this would make me very uneasy about my ownership.

Is it true that MF for Greensprings Resort for a four(4) bedroom unit will be $1,000 for next year?

            MF at Powhatan 4 BR

I was inquiring about the increase when I visited in August and I was told that I was doing my homework when I asked if the fee would be $1150 for 2009. They would not confirm or deny but they said they will be going up.

Not sure if these rates are true real until we see the bills...

              Williamsburg 2009 MF

Saw something pretty firm for Greensprings the other day - $1132.50 for a 4BR 2009.

              Also saw something less firm for a Powhatan 4BR a few weeks ago - $1156.64, 3BR $838.58, 2BR LO $977.74.

My costs have increased 83% since DRI took over. LET ME BE THE FIRST TO ANNOUNCE:

We own Suite's and Villa's but haven't received either MF bill yet. If the Suite's are up to $926 then I'm a little worried about my Villa's unit.

At these prices, I'm paying for Marriott, Hyatt, Hilton quality but not getting it. It very well may be time to sell out and move on.

I don't mind paying MF's so long as I feel the quality equals the price paid. With the prices I'm seeing and having dealt with DRI for 10 years, I can't say I feel quality=cost.

The really sad part is that I can't make good use of DRI's THE Club points as an exchange medium since we own several other resorts. It's becoming a bad deal all the way around. I should have jumped on devbuyback when the deals were better.

EDIT: Of special note, the original papers for the Suite's at Polo Towers limited MF increases to no more than 10%. According to management there was a vote by owners that rescinded that clause. The funny thing is, I never remember being asked to vote on that item.

Found it on the DRI website.

                          Villa's at Polo Towers $1,035.66.
                          2007 Villa's at Polo Towers was $903.
                          Increase of 14.7%

This is only $100 less expensive than our 3 bedroom Marriott's Grand ChateauMF from last 2007! Needless to say DRI is nowhere close to Marriott quality and never will be IMHO.

Hind site is 20/20 but, I should have sold my units back to debbuyback when the offer was decent, taken that money and purchased another week with Marriott or Hilton.

DRI Members - it's going to be expensive!

With the new owner of Sunterra, now DRI, in place, your value to the company is nothing more than ROI - Return On Investment! When the new call center went in our MFs on 5500 pts went up $80. This increase brought in millions of dollars and may have even paid for the Maybach automobile the Chairman drives. This is just the start of 'non-management' fees. There are also changes being made about decreasing the value of your points if you sell them (contrary to what the salesman tells you). It is my understanding that if you sell your points, the ONLY locations that those points can be used at are at the only resorts that DRI actually owns in full - the Trust. At best that will give you 19 - 21 locations & good luck getting a reservation. Keep in mind that this is NOT an ownership but a membership in the Club. Its too bad that coporate greed is screwing up what was once a good thing - I wont even get into the sales tactics used with DRI members. If I am off base here, please enlighten me -

Sorry to butt in here but I'm trying to get these MFs for 2009.

This what I have in the database for Villas

                              2008

                              2 bedroom LO unit (1 bdrm/studio) $898
                              1 bedroom unit $596
                              Studio unit $296

Could you please clarify which type of unit you are referring too and how the 2007 MFs were higher than 2008?

                              Thanks
