    Is DRI trying to make everyones MF the same, based on how many points your unit is worth?
    I have seen quite a few posts the last couple of days with people sharing their resort MF and it seems like everyone is paying about .09 a point. (That is including the 225.00 club dues) MY polo villa is right at .08708 a point for everything. 1037.66 MF + 225.00 CLUB = 1262.66 / 14500 points.

    Suite's at Polo Towers

    12,500 points = $934 MF = 0.07472 cents per point

    Villa's at Polo Towers

    14,000 points = $1032.66 = 0.7376 cents per point.

    Hmmmmm, you might have the equation figured out. It's still to high for the quality of the resorts at this time. The question becomes, do we trust DRI to bring the quality of the resorts up to match the premium paid? I'm paying as much for DRI as I'm paying for my Marriott ownership and more than I'm paying for my HGVC ownership.

      Having worked in the sales dept for DRI, don't expect any increase in quality. We have been pitching the 'future' until the day I left last May - it aint happening as far as I could see -

        Depending on the resort scheme, no way. Maybe for your Polo, but where a resort has seasons, someone that owns an off season week pays a much different fee/pt than someone who has converted a holiday week.

          Are you saying that off season weeks MF's are the same as prime season weeks at the old Sunterra managed resorts? I had it in my mind that off season MF's were lower than prime season MF's at most of the old Sunterra resorts.

            MFs are the same regardless of season for the fixed weeks in all of the old Sunterra resorts that I know of. Initial cost was different but MFs are the same.

              Then it's similar to Hilton Grand Vacation Club's set up for MF's. I had thought that Sunterra MF's were based on season for some reason.

                The fee for initial buy into my Marriott was different by view but the MF each year is the same based on size of unit. Similar to the old Sunterra resorts except instead of a season difference it is due to the view.

                I think this routine is pretty common for weeks prgms. Am I right in this?

                  Yes. In fact in some areas to prevent HOA's from strong-arming members, condominium laws might prohibit charging differing rates with season - if you own
                  “Maybe you shouldn't dress like that.”

                    That's not completely true for Marriott's Ocean Pointe. Silver, Gold and Platinum season's have slightly different MF's but I believe that is because they divide up the property taxes according to "value".

                    For instance, in 2007 my copy of the estimated budget notes shows Plat. season 2 bedroom units being assessed property taxes of 329.71, Gold season 224.70 and Silver season $200.18. That gives each season a slightly different total on the MF's.

                    So the MF is the same but the total paid because of how the property tax is broken down is different. How other HOA's break down MF's I can not say. The only other resort I own with Marriott is Grand Chateau and all weeks there are Platinum with a couple of Platinum plus weeks.
