We just booked Royal Dunes next Aug. has anyone been, I normally wouldn't be very picky but my Mother in Law will be along should I try to exchange for a Marriott? Have the units been refurbished lately etc....

I was there last Aug
I stopped by to do some research and found the property to be adequite. I think there are 3 BRs in each unit with 2 of them being the Master Suite. This will probably go over well with your MIL.
There were 2 pools and within walking distance of the beach.
I think I read that Spence was down there recently. He should be along to comment if he has been.
Edited to add - We love HHI, so I am envious. We can't get back for another year or 2.JEMartin

Our family was on site this Summer for our own tour. We were staying at Disney but had to see the Diamond properties for future reference. Everyone was very happy with the property and walking distance to the beach. A three BR has great appeal to everyone. The property renovates on a cycle with one building being done every year. Having pawed through a 2007 building, I'm sure the 2008 building was even better, but we were quite happy with the 2007. Inside, it looked like the newest round of renovations at Powhatan or Greensprings. Outside, the property is beginning to show its age a little. Still, a 3 star at minimum, and with the walking distance to the beach, really 4 star. You'll love it!

I'm an owner at Island Links. I like the quality of the units, and access to some of the Westin's facilities, and the beach. I like to get to HHI at least once a year.

We stayed there 2 years ago, and thought the units were huge and very well decorated. It was one of the most spacious units we have stayed in on HHI. It was a longer walk to the beach, but we didn't mind. The pool area was on the smaller side, (compared to some other HH resorts), but the only time it was " packed" was when they had the weekly luncheon. Royal Dunes is in a more "secluded" area than we had been used to...had stayed previously at Waterside and Port O'Call. My children enjoy being more "near the center of town"; but if it's adults, you should enjoy the quieter atmosphere.
