  • Grand Beach Resort Orlando

    Just purchased a Grand Beach resale on E-Bay and I'm looking for some information. I've been managing my Dad's Sunterra/Diamond club account for awhile now and I'm familiar with the club rules, but I've never owned solely at one property which I plan to use, rent, or trade (II). So does anyone know where I can find "the rules" of the resort. Stuff like when can I book my week and what are the different options (if any). For instance the e-bay listing stated that my purchase is floating and entitled to any of the 52 weeks in the years in a 3 Bedroom. Are there any got ya's that I need to be aware of? Is there a website where I can download any kind of PDF on the resort? We've stayed there before on points (last March) and are very happy with the quality of the resort so basically I'm looking for the rules...

    I own there, too, but my UDI points deed has been put into THE Club. I would expect that you would be able to reserve one year ahead, but you really need to contact the resort management to find out. The other question you need to get answered, is Grand Beach 'affiliated with II. Just because it's in the II catlog does not mean you can deposit your non-Club week as it may be only THE Club that has the afiliation and not the resort in particular.

        Nice resort, great price if you wanted it to use yourself or rent out. Quite expensive MFs to use for trading.

          yes , $900 IS a large annual expense, albeit it's a 3-bd, but still. Only expect this to increase every year, forever (as long as you own) ... say in 5 years at 5% increase per year, this annual MF will be $1150.

            You got a great deal. I owned, and recently sold, a similar week. The week is as advertised; you can use it any week of the year. Last year I reserved President's week and rented it for $1500. I could have gotten more but I took the first offer. You will love it there. The villa is tremendous, the people are lovely and the resort is exceptional. Good luck with it.

              Thanks for the positive details Icydog. We actually stayed there last March and really enjoyed our Stay. Is there any differences between Grand Beach and Grand Beach II other than the age of the buildings? Are they inter-changable or if I own at Grand Beach will I only get to stay in a Grand Beach building? Also I plan to use this for personal use 1st and maybe as a rental later on depending on where we want to go that year.

                From what little I know, the newer units were sold by Sunterra and they cannot be used by the older owners. I have a feeling you bought a contract from one of the older owners but your unit should have been rehabbed in any case by now.

                  We just spent the weekend at GB. We had been booked into the old GB1, but when we got there they put us into on of the newer building. We had a problem with saving points, and when we ran into the resort manager, John, he asked how we were. We explained the problem, he said to let him see if he could take care of it... 2 days latter, he called, and problem solved! I like this resort. The new beds are nice, pillows are great. Any problem we have ever had has been taken care of nicely, and in a timely fashion. Hope you enjoy the resort!

                    I've Been Curious About The Differences In 3 Bedrooms At GB. I Read Where Some People Mention Their 3 Bedroom Had 2 Master Suites Which Sounds Like a Lockoff, But Does Anyone Know If The Phase I 3 Bedrooms Have 2 Masters?

                      Last spring we stayed in the 1st building on the left as you come down the lane. To be honest I couldn't tell you where GB I starts and GB II ends. The unit we stayed in was a 2 Bdr that had an inner door that lead to what I believed was a 1 Bdr (Lock Off?) on the very end of the building. We really enjoyed the room and it's distance to WDW.

                        Yes in phase 1 it has two masters bedrooms and no lock off.

                            Grand Beach timeshare deed is totally screwed up and the deal has been canceled. While on vacation last week I got an e-mail letting me know that the deed is so screwed up that it would take an unreasonable amount of time to straighten out and they gave me the option to cancel with a full refund or find another resort. I picked the cancel and full refund option.

                            This actually turned out to be great for me. I really wanted a Grand Beach II instead of just a Grand Beach and saw one on E-Bay and won the auction a couple of weeks ago. I had planned to sell the 1st one in a year or two after the economy turns around. Now I don't have to worry about it .
