Just got my 2009 maintenance fees for my C&D unit at Powhatan. Enclosed was a letter describing the disbursement of the fess. The letter mentions that certain buildings are going to be renovated in Powhatan by the end of the year with the goal of renovating all the buildings by Diamond. Does anyone know about this renovation and specifically what is being done to the units?

This post from Labor Day has some info. Supposed to be finished prior to annual meeting which was postponed from first Saturday in December to 28Mar09. An A/B building and a Single8 building are also being done to show owners at the annual meeting what the renovations entail.... not enough time for all the timeshares ®

Quick Question
I have normally been staying in the deluxe units (last 5 weekend visits or so) (the ones you cannot own) so are the older units essentially the same as the deluxe units the ones that have been upgraded or not. Has anyone stayed or toured the new units and can compare them with the deluxe units at the front of the resort?
If the upgrades are equivalent why the point difference? Thanks

I went on the tour last week and was shown unit 291 in bldg #65, off Meadowfield Lane near front of complex. It was a tremendous upgrade from the unit I was staying in. Flat screens TV's in both bedrooms plus living room. hardwood floors in entrance foyer and kitchen, walk in showers in each bathroom and an upgraded hot tub enclosure. Initially salesman said all the units would be renovated to this standard by Diamond within two years. Upon questioning, he admitted these were deluxe units. He did not know how many of the units had currently been upgraded to deluxe standards. He still said all units would be renovated to Diamond standards within 2 years but could not give a description of what renovations would be done as compared to deluxe units or what percentage would be deluxe units. I asked about costs of renovations and he said Diamond was going to pay for half and Powhatan HOA would pay for other half. Who knows what the truth is.
I got the impression that these were the only units that had been upgraded.

New Standards
Much of the brand new renovations that Spence and others have seen and reported on are to correct existing infrastructure problems common to the entire complex - ie; windows, doors, showers, etc.
The new standard will be available for all to see by the annual meeting. Until then, we're just guessing. The logic to base a guess on is the 2007 completed renovations and the new deluxe buildings. The new standard should be somewhere in between.
Having stayed in both, I certainly would not pay an assessment to get all units up to deluxe level. The 2007 renovations are beautiful! Who needs flat panel TVs and stainless appliances. Take the 2007 standard and add to it the infrastructure corrections and then do it all with the last two years of increases in our Maintenance Fees. NO SPECIAL ASSESSMENTS!

Hi Mace, How did you manage to secure a reservation in a Deluxe unit?
To anyone else staying at Powhattan in the near future - keep us posted about the remodeling. My family is planning to go back in 2010 and I'd like to know how things are going and what the resort and units look like. Thanks to all!
