    Ka'anapali Beach Club Owner's Problem

    We are using our owner's week at Ka'anapali Beach Club from Jan 10 to Jan 17 and we traded into the KBC from Jan. 17 to Jan 24.

    We arrived about 12:15 pm. I was able to check in but the room was not available until 4:00 pm. That was alright since we wanted to take a ride up the North Coast of West Maui.

    We got back at 4:00 pm and found out we had been given an Deluxe Ocean View Unit over looking the Pool.

    While this may sound great. The Unit number is 406 and it is a great unit with a great view. But it is not what we paid for.

    We became owners about 6 years ago. We have a deed to an Ocean Deluxe FRONT Unit.

    At the time we bought at the KBC there were 3 types of 1 bedroom units.

    Mountain View

    Ocean View

    Deluxe Ocean Front View.

    Each unit have a different price with the Deluxe Ocean Front costing several Thousand Dollars more.

    We made our reservation in Jan. 2008 for Jan 2009.

    At Check in, KBC told me that they do not have Deluxe Ocean FRONT units anymore. Deluxe Ocean Front Units and Ocean View units are now called Deluxe Ocean View Units.

    Well, I am not the type of person that will just say "OK." I only want what I paid for and KBC is telling me there are NO Ocean Deluxe Front Units available.

    Customer service was no help yet. I will be talking to management and also I have a 8:30 tour scheduled.

    I will be posting how they handle the problem.

    That's DRI website, not TS4Ms website. Go the Member Area, scroll to the bottom of the page, and click on the link for "Member Forums".

      Sorry about that.

      Since you know a lot about DRI, Sunterra,the Embassy, and KBC, could you tell me who really owned the developer was went I bought at the Embassy on 1/24/2001? Was it Sunterra or a partnership from AZ that was the Developer. I know my contracts are in a large folder with Embassy written on it.

        At Ka'anapali it was partnership between Sunterra (as the successor to Marc/Signature Resorts) and a NY investment bank - either Morgan Stanley or Goldman Sachs, IIRC.

        Embassy never had any equity interest in any of the resorts that carried the Embassy name. It was strictly a licensing arrangement.

          I spoke to another owner who bought about seven years ago or so. He says that at the time they were selling Ocean View units for ~$38K or thereabouts and they'd show a prospective buyer one of those side units and then show you the dead on Ocean Front units and sell you one of 'those' for only $4K more. He said that he had fought your battle and that when he went through his paperwork, nowhere, nohow did the word FRONT ever appear. He gave up.

            From information I got from others, it appears we were all taken.

              If it doesn't say front anywhere in the contract, the only chance Walt has is if he's retained any of the maps given him showing the location of Deluxe Ocean View units as being ocean front only. Even that might be enough if the wording in the contract is vague enough so as to allow lattitude with interpritation.

                Since I am paying my first KBC visit in April, I placed several calls to the resort last year.

                here is the current definition of two ocean-related rooms as it pertains to the type of room you book on DRI.com (the third view is garden view) :

                Ocean View - 40% view of ocean
                Deluxe Ocean View - 70% - full view of ocean

                I think if the salesman were trying to HOOK a perspective buyer, he would select a unit from the latter version which has the best ocean view from the highest floor possible

                  Well, part of the problem here may also be the way the resort was developed, I thought that it was a hotel building that was slowly converted floor by floor and it may well be that as they did these conversions they added more and more of these 'new' less desirable ocean view rooms to their Deluxe category. I know this doesn't help you, but may help explain how things shifted.

                    Does Anyone Have The Update Point Values For The KBC?

                    I would like to have the points needed from the KBC Club membership to get into each 1 Bedroom View for 1 week.

                        Unit: 1 BD Dlx Ocean

                        Season: Red

                        Points: 8,000

                        Status: Active

                        If what I see is correct, the week of Jan 10 to Jan 17, 2009 is High Season.

                        It would appear that DRI assigned me 8000 points per year or 16000 points total for Every Odd Year.

                        From the Grid it appears that I would need 11,500 points for the week Jan. 10 to Jan. 17, 2009, if I was a Points owner. So I would assume that I have more than enough credit or points to get a Deluxe Ocean View Unit.

                        I made the reservation 1 full year before Jan 10, 2009.

                        I got to the resort by 11:00 am and check in but they did not give me the Unit number until 4:00 pm when the Unit was ready. In the past Units were given out so that the early arrival got the best units. Yet, at 4:00 pm KBC was going to give me a North Side Unit (I think it was #614).

                        By DRI 70% Ocean View = Deluxe Ocean View definition, I don't think these North Side Units should not be considered Deluxe Ocean View since I don't think the view is 70% Ocean view. But let us just say the Pool side Units (they also are considered Deluxe Ocean View by DRI) are far better than the North Side.

                        My question is why was I given the worse (North Side Unit) when I arrived?

                        Because I protested I got Unit #406 (Pool Side) and then #512 (Ocean Front) for the rest of my stay of 2 weeks.

                        So DRI made me happy for this trip. But what will happen on our next trip in 2011?

                        I also heard that DRI doesn't want Week Owners at KBC. So did they put me in a bad unit in order to sell the Club and pay another $19,000 discounted from $33,000 for 7000 points?

                          When you made your request did you ask for a specific unit? If you don't ask for a specific unit, you are liable to get anything in your view category. If you don't ask for a specific unit, and other people checking on that same date for that same view category make specific room requests, you will wind up in whatever room doesn't get asked for.

                          The fact that you reserved a year early doesn't give you any preferences for any particular room unless you express preferences. As far as Ohana at the resort is concerned, you asked for deluxe ocean view and you got deluxe ocean view. Other people asked for deluxe ocean view and a specific rooms. Ohana wants to accommodate as many owner requests as they can, which they do by not assigning rooms for people who don't express a request until just before check-in.

                          Regarding giving out room numbers early on the check-in day, I had a conversation last summer with Jamie Shigeta, who was DRI's manager for both Po'ipu and Ka'anapali át that time. When the topic came up she got animated; this was something she felt strongly about.

                          They stopped giving out room numbers before check-in because there were too many cases when arrivals were interfering with resort housekeeping staff. People would start moving stuff into rooms while housekeeping was still cleaning the room. Sometimes people moving into a room would start giving orders to the housekeeping staff about cleaning the room. Other times they would start pressuring housekeeping staff in the hallways trying to get the staff to clean up the room they wanted right away instead of in the scheduled order. There were apparently some rather ugly confrontations when housekeeping staff didn't go along with "requests" by vacationers. Sometimes vacationers filled out negative comment cards about housekeeping staff just because staff didn't accede to their "requests" for special treatment.

                          A situation in which the actions of a few boors spoiled it for everyone.

                            It will cost you more in maintenance fees if you get in to the Hawaii Collection if you in include Operational Trust fee $208.00. Things that they did not tell us at the time.

                            Hawaii Collection
                            Operational Trust fee $208.00 + Fee per point 10.27 cents x points owned
