  • Sunterra / Diamond Resorts - HELP!!!

    I am a DRI US Member. I bought into the points under club sunterra at The Ridge on Sedona Golf Resort. Diamond resorts no longer has a buyback. All I want is to end my membership/ownership. I have 5,000 points per year, and 10,000 to use in 2009. Any advice?

    I have tried to read as much as possible, and still am unsure of the best route. I would give it away if I could.

    Hopefully someone here will take you up on your kind offer of 5000 points, otherwise it's going to be hard to unload at this period of economic unrest.

      You should understand that a small point contract like yours can not even be given away right now.

      Ebay is the market of last resort. Several large (like 20,000 points or so) contracts have sold lately for a couple hundred dollars or even $1, but all small contracts are going UNSOLD. The market is horrible right now and no one wants a small contract. Each contract now costs $250 to transfer ownership. I would advise you keep it and use it at least this year. Perhaps you can get someone to take it for $1 or something close in 2010. You could try listing it for $1 and offer to pay the transfer costs and Maintenance Fee for 2009. That might entice someone.

        I'm going to move your thread to the "Diamond" forum, where perhaps you'll have more success. Don't forget to try either a classified or auction style listing on this site as well. Spence does a fantastic job with the DRI forum, so this site has a great reputation for owners of that system. You'll want to identify the exact system you own and hopefully you'll find a suitable way out, or continue to stay involved in the discussions and perhaps you'll find a better way to use your current ownership and get some value from it!

          Also wishing to sell Diamond Resorts timeshare

          Due to economic downsizing we need to sell our timeshare. We have 11.000 pts with Diamond resorts. It was mentioned there is a $250.00 transfer charge, is this charged by Diamond, also I did not think you could use the Diamond resorts forum to sell your timeshare, yet it is mentioned here to auction it off on that site. How would I go about this, any help is greatly appreciated?

          I also have read alot but I am not sure what to do?

            Perhaps you can rent out a week for someone. Ask friends and family if they want to go, make a reservation in your name and then change the name of the check-in person when you have a confirmed reservation. I believe DRI still allows you to have one guest stay without any extra charge. If you can't use the week yourself, then at least you can get some money to offset the maintenance fees. Good luck!

              Currently, your transfer will be subject to a transfer fee and possible estoppels fee payable to Diamond Resorts. Please review this thread later today, as I'll update it with the latest transfer fee schedule I received from DRI. http://www.timeshareforums.com/forum...ee-update.html

              Be aware that selling a Diamond point product can be extremely confusing, due to the restrictions on the various club products. You'll find plenty of helpful info on this site to help you.

                I guess your ownership/membership is the same as mine. I have a 2 bedroom deed at Sedona Ridge converted to 10000 points.

                If that's the case, you can't sell your membership. You can sell your deed at ebay for like $100, given the current market situation. Your membership is not transferable.

                If you must sell because of financial difficulties, go ahead to get rid of your obligation, i.e. MF every year. Don't expect you will have any significant amount of money back.

                If you want to sell because you don't understand the system, think twice before any action. Diamond is not bad.

                  According to Posts#5234 & 5480 , the latter on 12/1/2008 on the thread on the Members Forums on the DRI web site- The Club North America - Using Points & Membership -Resignation of Membership a person can surrender a deeded week or points if all loans & the 2009 maintenance fees & dues are paid, plus a $250 cancelation fee for a points ownership in one of the three U.S. Collections.

                      At least for points contract owners, this would be a very welcome NEW possibility! Please let us all know what you find out and post specifics on how to do this.

                      Basically Diamond would be allowing existing owners to get rid of a points contract for a $250 fee.

                      While this is a great deal for Diamond, as they can resell the points for thousands sometime in the future, it is still a good deal for owners as it is very hard to resell anything in this market. For a one time fee of $250, an owner could jettison all future maintenance fees beginning with 2010.

                      In all fairness, Diamond should do this at no cost, but we'll take what we can get! It's still a welcome addition!

                        I bet the only reason they are doing this is to limit the ability for people to buy from other owners at a much reduced cost, forcing those who want more points to buy them from DRI at retail cost!

                          This is welcome news. I guess I have yet to find the appropriate person at DRI. Does anyone have a specific contact or phone number I can call? I have been through the main # three times now with no success.

                              They did something similar in Europe last year i.e. allowed members to give up their points as long as all m/fs were up to date. Now it seems that they are playing hardball with members in Europe. The only 'exit strategies' acceptable are death, bankruptcy or over 75 with nobody available to take on the ownership when they die.
                              I suspect many owners in Europe will be contacting the over 75's and offering to gift them their points to get out of the system.
