    I have a scenario and I wanted to get opinions

    Lets say I buy a large UDI deeded Sunterra week that doesn't have useage until 2007.
    With 6 months I might be looking for another resale sunterra.

    What would be my best option?

    When I decide to give them my $3K, will that cover all my ownerships at the time or is it $3K each?

    If it's $3K for all weeks. I would guess that I'd be better off, waiting until I find that other resale and doing both at once?

    I am not planning on buying any points from the developer. I think those deals are ridiculous.

    I'd be looking for a Powhatan or Greensprings Wk26/27/47/51/52 if you can't find another large UDI.

    Powhatan is worth 15,000 with MFs of $779
    Greensprings is worth 18,000 with MFs of $712
    Powhatans are a lot easier to find.

    $2995 does everything you have ready to convert.

      What should I expect to pay for one of those units at Greensprings or Powhatan if I am patient?

      I have the opportunity to buy Villa Mirage for $1600 including closing costs. It converts to 9000 points. MF's of $560
      Is that a good enough deal or do I need to try to keep the MF's under .5 cents?

        You're off by an order of magnitude, it's not .5cents it's 5cents that you're shooting for.

        Those MFs are OK at 6.22cents , the benchmark is what Club Sunterra offers as their FeeOptions program where you can pay MFs with SunOptions, that's currently 5.85cents (used to be 7cents a coupla years back).

        If you're patient
        Powhatan for ~$3500
        Greensprings for ~$5000
        Week 47s sometimes less.

                  Took your advise and have been digesting info re:Sunterra.
                  Regarding the above information, I was wondering......
                  Would you be allocated your 15,000 or 18,000 sun options for Wk26/27/47/51/52 regardless of the fact that the year you buy into SO with your $2995, that Thanksgiving or 4th July falls into another week.
                  ie you have bought a wk47 but Thanksgiving falls in wk46 that year?

                  With the anomolies regarding Sunterra's calender, it gets confusing.

                    There are no anomilies with Sunterra's calendar..
                    In everyone's calendar 4th of July happens 50% for Wk26 and 50% Wk27, Sunterra treats both 26 and 27 as holiday as far as valuing for conversion. Thanksgiving happens in Wk47 about 6 out of 7 years, Sunterra converts Wk47 as holiday.

                    Weather during the year you actually convert your week 26/27/47/51/52 the holiday actually occurs makes no difference.

                      Is week 14 also considered a holiday week at Greensprings?

                      I am just wondering for conversion to SunOptions if week 14 at Greensprings Plantation would also be considered a holiday week (for 18K points), Thanks.

                        Week 14 is not a holiday week for conversion. Easter jumps around a lot. In the old days they did value 13,14,15 as holiday weeks for conversion but they were losing too many points because Easter is such a moving target. So now what I'm to understand is that they 'grandfather' you so to speak. If you converted the Greensprings Wk14 you asked about, you'd get LOW SEASON points of 8,000. But, if Easter happened to fall on Wk14 in a certain year you could book it at the reduced rate of 8,000 points instead of 18,000. Doesn't do you any good for an Easter Wk14 at any other Sunterra resort or at Greensprings for any other Easter week other than Wk14.

                        An update to the previous posts in this thread...
                        Corporate will convert a single property for $2995, if you want to do more than one property you need to go to a sales center and buy more SunOptions to get 'free' conversion, least being about 2000 points for $5K!

                          Thank you spence for the information......I almost paid big bucks for week 14 at Greenspsrings thinking it would have been a goood week for conversion (based on the SunOptions directory 2006/2007). Thanks again!

                            I do own one Powhatan Wk15 bought quite a few years ago when the old policy of max points for 13/14/15 was in effect, I called prior to purchase to confirm. Closing took, I don't remember, 8-10 weeks and when it was all said and done Sunterra had changed their policy to that that I described above. While I think that their policy described above with the 'grandfather' is the more reasonable one for the points to balance out, I had bought with the confirmation that it would be converted as a holiday week. I appealed to higher authority at Sunterra, based on the fact that I had received confirmation that it would be converted as a holiday week. They gave me holiday points. This is just one of several instances where Sunterra has come through and done what they said they'd do for me.
