    I have been looking into resale properties and have found one that looks good but I can not figure out how they came up with the amount listed for MF. Need your advice, not sure if this amount is correct. For 6,500 points US Collection it says the club dues and taxes are $521.00. I called and asked if the operational fee was included in that figure. The company said yes, but I just can't get this to add up correctly. Any advice?

    For resale you only get the TRUST not THE Club.
    You can bet that fees for 6500 points are
    MF 10.4cents/pt $676
    TRUST base fee ~$200

    if you were to join The Club at at least $2995 conversion there's also an annual Club fee of ~$235.

      I thought it sounded to good to be true, darn it! If I am a member of the club already do I have to pay the club fee 2X, one for my Hawaii collection and one for the US collection?

        No, one annual Club fee after the cost and heartache of re-joining your resale purchase to THE Club. Because you'd be in two trusts, there will be two Trust overhead/mgmt fees.

          Do you mind me asking where you acquire resale property? I've looked a lot on E-Bay, a little on bidshare and redweek.

            I don't, anymore, but eBay was the place. Whatever you want, you can find IT on eBay.

              Spence is correct about eBay being the place ... not only that, but things are selling at unbelievable low valuations. I bought a 4BR July 4th week at Powhatan a year and a half ago for what was a good price then of about $5K ... the smae week just sold April 6th on eBay for $49!!! Points at under 20 cents per point were a bargain 2 years ago ... now selling on eBay for less than a penny a point, i.e. 16,500 on April 1st went for $26!! I just wish I were buying but I am all done.
