    Is there a chart anywhere or does anyone know what the property tax is per point per dvc property?

    I haven't seen a chart but this is what my annual statement looks like for 150 points at SSR.

    Resort Year Item Vacation Points Rate Days Prorated Annual Dues Assessment Subtotal
    Balance Forward $ 0.00
    SSR 2011 Actual Property Tax 150 1.0107 365 $ 151.61
    2011 Less Estimate You Paid <$ 155.85>
    Subtotal - 2011 Taxes <$ 4.24>
    SSR 2012 Capital Reserves Budget 150 .9077 365 $ 136.16
    SSR 2012 Operating Expense 150 2.7714 365 $ 415.71
    Subtotal - 2012 Operating and Capital Reserves $ 551.87
    SSR 2012 Estimated Property Tax 150 1.0518 365 $ 157.77
    Subtotal - 2012 Taxes $ 157.77
    Total Annual Dues $ 705.40

        So, if a person had 6 of those, and no longer had a use, need, etc., they would be out a little over $4000, for nothing.

        Every year.

        That about sum it up?

          DVC rents out pretty well, actually. And has more resale value than average, to boot. If their 2BRs were bigger and their kitchens not so weird, I'd be seriously tempted.

          As it is, I'm still tempted, but since no one else in the family is even remotely interested, never going to buy in. Unless someone else drinks the cool aid, anyhow.

            No, if someone had 6 of these then they'd be making at minimum $10 a point easily renting their points
            or 6 X 150 = 900 X $10 = $9000 a year minus the MF's of $4230 for a small profit of $4770

            Many people rent their DVC points. There is a very active points market.
            Here is a forum that I frequent that makes it easy for owners to rent their points.
            There are others too. Disney has lots of fanatics willing to pay big bucks to see the mouse.

            You can even give your points to Daddio at www.dvcbyrequest.com and he will rent them for you
            for $11 a point so you could make even more without having to do much.
            So yeah, it is such a deal.

            Of course you could just sell your points and be done with them but most owners just rent instead.
