Looks like Mickey's direct sales are starting to pick up---lots of ROFRs exercised.

I questioned it as well. The agent stated there was a bankruptcy trustee involved in the sale- so perhaps that was the reason for the strange number. I've seen direct family transfers go at ridiculously low prices, but not third-party sales.

Disney may also know something about the title that the agent doesn't....... It's the same people at Disney notifying of the decision, so it's not a case of a new employee making a mistake.

Or- if you believe in the drunk money and the dart board theory- he may simply have sneezed or something when he made the toss!

There isn't any set formula, which is why you'll often hear people referring to the ROFR Monkey like in the post above. As an example, for similar contract sizes we've seen a stripped (no banked or current points) 160 pt SSR contract at $72/pt get ROFR, but a fully loaded contract get by at $70/pt

The lowest price I've seen get by at one of the WDW resorts is $52/pt on a 2042 OKW contract that was fully loaded - and this was "just" 190 pts not a hard to move 500 pt contract. Have seen people posting that they've got a $60/pt fully loaded contract for 300 pts at SSR as well. We paid $68 for our fully loaded 160 pt contract just about a year ago and are pretty happy with that price. Rented out the banked points and dropped our basis down to about $57.

The offsite resorts at HHI and VB go for less, but the MFs are much higher there so it doesn't make sense to own there UNLESS you want to stay there - they're smaller resorts so if you want to be there in the prime seasons you probably need to own there. We contemplated trying to save some money upfront buying there but determined that we'd feel pretty stupid if we bought DVC and couldn't get a reservation to stay onsite GCV is also a smaller resort (48 rooms I think) and it's also probably advantageous to own there if you want to stay there, but the point requirements are really high and similar to Orlando there seem to be plenty of other great offsite locations.

Will be interesting to see the point charts and $/pt that they're asking for the new resort in Hawaii, Aulani is the name (I have have butchered the spelling on that), but have to imagine it's going to be quite pricey.
