    Hello everyone.

    Great forum and lots of info.

    I am looking to purchase at either Seaworld or Tuscany.
    As I understand, Seaworld deeds actually have an assigned week, so that would be your "home season" reservation 12 months prior to the trip. Tuscany, on the other hand, does not have an assigned week.

    So am I correct in assumption that pretty much any week could be a "home" reservation. Meaning at any given time you can reserve 12 months out and that's how resort guarantees its owners will get first crack at the booking?

    Am I missing something here?

    The Home weeks priority starts 12 months and goes for 90 days so up to 9 months before check in, in the season that you own. Gold, Silver or Platinum.

    You do buy a week for deeding purposes. The type of unit your purchase will also reflect what your maintenance fees will be. Example a 2 bedroom in Gold season will pay more than a Platinum 1 bedroom yet they'll get almost the same points because your share of the MF's will be based on the square footage that you own despite it being less points.

    I've not yet tried to reserve only in my season but find there is almost always availability at this resort regardless of season. Maybe for Christmas/New Year's you might need to use your priority but I've seen quite a bit of availability at all times of the year this past year at this resort.

      That is correct, you are able to reserve 12 months out what would be equal to your home resort deed. So if you own a 1BR gold, you can reserve a 1BR gold at 1 year at your resort. You can not reserve a silver or plat week, it must be a gold, and it must be a 1BR.

        I just wanted to add that there is no difference in how the home week reservations work at Seaworld vs. Tuscany. I'm not sure where you received that information, but it is wrong. The previous posts provide a good explanation of how the home week reservations work for all HGVC-developed properties.
