I own points through an Australian Holiday club but really just using RCI I dont have access to much (cant get weeks where I want them)
I am sitting on my bed at the HGVC in Vegas and did do the presentation the other day
It does seem so much better then what I am getting, of course the $25000 for 5000points after some neg is a lot of money

If I am to buy resale what will I not get buying direct?
any help appreciated

HGVC treats resale buyers almost as direct.
The only thing that I believe you can't get is Elite benefits which are not IMO worth 25K.
HGVC is a great system but there are cheaper ways into the club.
You can buy an affiliate and convert or buy a resale HGVC from one of the trusted brokers.

You can also often buy a foreclosed unit or resale from the developer.

Thanks for some quick replies, before I forget can someone tell me what ROFR is?

I did have a look on a resellers page quickly last night and it had gold and Platinum listed but that is for when in the season the retal falls isn't it? being Platium is over christmas/New years

What is Elite? and what do you get for being that level?

I did read on someone elses thread that they purchased GPP I think it was and HGV and then transfered in - to transfer those I assume that you have to pay something?

does gold or platinum or even the size of the unit (1 or 2 beds etc) make any difference or is it just the number of points that would matter? from the presentation we went to it would seem just points as that tells you what you can rent in any season?

For a given unit size (1BR, 2BR, 2BR Plus, etc.), the season determines the number of HGVC points it is worth. For example, a 2BR Platinum is 7000 pts, where a 2BR Gold is 5000 points.

The propertly location and size of the unit determines the annual maintenance fees (MFs). For example, a 2BR Gold season (5000 points) at the LV Strip location has the same MFs as a 2BR Platinum (7000 points) at the same location. Therefore, buying Platinum season gives you the best MF/point value, but a Platinum week will cost you more in the purchase price. If you plan to own for many years, a Platinum week is probably your best value in the long run.

With HGVC, when you make a reservation during Club Season (within 9 months from check in for most properties), it doesn't matter what "season" your points are -- as long as you have the points available for the reservation, you can make it.

As for your Elite question, Elite is a level of membership where you own a minimum of 14,000 annual points, all purchased directly from HGVC. Then you get a few membership perks which include discounted reservation fees, access to the "Elite" desk, etc. In general, some nice perks, but nowhere worth the cost difference of purchasing resale.

For buying resale, many members (including me) have had good experiences with the two brokers listed earlier in this thread. They have very competitive prices, and ensure the transaction will happen without a hitch. The LV properties have the lowest MFs, followed closely by the Orlando properties. So if you are just looking for points, those are the most popular purchases. If you need to vacation during high demand weeks in Hawaii, Breckenridge, etc., you may consider purchasing at that location in the season you want to travel, as that will give you Home Week reservation priority (12 months out). The down side is your purchase price and MFs will be higher.

Thank you so much Pigsdad, you have given me so much info and really cleared up alot of questions. for me it would just be about the points, being in Australia we are a long way from everywhere so having somewhere that we were going to visit regularly is just not going to happen.
Presley thanks for that info, it does help let me know what it covers some what and really it is unlikely that we would get more then 7000 points so I dont think it will make a difference for us.
I probably should finish the next 8 weeks of this holiday before I think about spending more money on this but it is great to be well informed
to be fair they were going to look at covering our accommadation in new york for two weeks next month on top of the 20,000 bonus points so there was some nice incentivies

Plan on the MFs to go up every year. When you purchase, you can ask the salesperson for an increase history to get an idea of about how much to expect it to go up every year.

Right Of First Refusal. When a HGVC deed is sold between two people, you must first submit the contract to HGVC and they have the right to purchase the constract for the contracted price before the buyer is allowed to purchase it. If it is being sold for "too low" of a price, HGVC can and does purchase the deeds.

From a seller point of view, they get their selling price either way.

From a buyer point of view, if HGVC excercises ROFR, then the seller is left w/o purchasing a deed, but any money they put toward the transaction is returned.

Right of First Refusal.
In other words, if you find a smoking cheap resale deal, Hilton has the first rights to purchase the deal from under you.
It's a way developers use to snap up the cheap deals that they want to resell and keeps the prices somewhat artificially high because if you try to buy something super cheap they won't let you close on it. It is for the developers benefit.

I was told that points don't expire you just transfer them to honor points, is there a cost for this?
