We just got back from Hawaii after staying at the new HGVC TS on the Big Island.

Heard two things that I don't believe.

1. Elite owners will now be able to make a full week reservation at any HGVC TS at 12 moths and not have to wait for the 9 month open season.

2. Hilton Honors will not be available to resale buyers.

I am hearing that A LOT of changes are coming to HGVC.
I was going to sell one of my TOO many ownerships, but I am going to hold off. I think some things will be good, some bad.

Be careful not to step in the Weasel DooDoo!

While that may appeal to the new buyer of Elite level it would reduce the value of existing owners. Sounds like Weasel Droppings but if it isn't and you are a non-Elite member you had better start making noise. If that is true they are degrading your ownership to favor sales. A real no-no in any book. Let the real management of the resorts/HGVC system know that is not acceptable. Let sales handle their own problems you shouldn't have to give up your ownership rights to help them.

Anytime a resort tries to make resale buyers a second class owner they automatically reduce the retail sales value. So if a salesman says resales don't get certain things, tell them that then it will be worth less to you since the value will be eroded.

Dealing with developer salespeople does make one wonder at the credibility of anything said. I wonder if they use fake names when they introduce themselves.

Anytime a resort tries to make resale buyers a second class owner they automatically reduce the retail sales value. So if a salesman says resales don't get certain things, tell them that then it will be worth less to you since the value will be eroded.

If you want to play a game, take the offer price provided by the sales person (after you've negotiated it down, of course), then deduct from thet the value removed from the resale by the "developer only" perks.

When the salesman objects, tell him it's like a car dealership selling you a car, but retaining a right to dent the fenders and slash the tires if you ever try to sell it on your own. Then ask if that would affect the price he would be willing to pay for the car.
