  • Harborside resale price?

Also posted this on Tug but they do not have a dedicated Starwood forum...

We were looking at the Marriott Surf Club in Aruba but a listing for Harborside in Paradise Island caught my eye. Silver season (includes Thanksgiving week which we desperately want each year) 2BR lockoff every year for under $16K. Does this sound like a good price and does Starwood have a ROFR? How well does SILVER at Harborside trade...I think its still Red with II? Also does Harborside have oceanview, gardenview, etc. or is it just Phase I, II, etc.?

FYI silver in Harborside is weeks 35-46 which includes the aforementioned Thanksgiving.

    Thanks,

    Marc

I'm not really sure about the price, but be aware that many years Thanksgiving can fall on week 47, and September & October are hurricane season.

BTW, I'm still keeping track of how many times you annoy me.

Angela makes a good point. Also realize that you will be probably be competing with a majority of the other Silver owners for week 46. That is the problem with floating seasons.

You should also be aware that Phase 1 differs quite a bit from Phase 2, so it pays to know which you are buying. Phase one weeks are fixed/float hybrids, while Phase 2 (I believe) purely float. For example, with my phase 1 week 11, I am guaranteed week 11 as long as I confirm 12-10 months in advance. If I haven't confirmed by 10 months, then my week floats within my season. BTW, it is not so easy to reserve holiday weeks if you don't own them. I have been able to reserve President's Week each year (probably the toughest one), but not without a LOT of work on my part. If I could go back in time, I would buy the week 7 that was available instead of the week 11 which carried more incentive points. Salesperson said it wouldn't make a difference and we believed.

I have heard folks say that the ROFR is in the Starwood docs, but I have never read mine that closely . However, I have never, ever heard of Starwood excercising a ROFR here or on tug, so I don't think you have to worry about that.

The Starwood is lumped under Hotel based timeshares.

The price sounds fair for a two bedroom lock-out.
Starwood rarely uses its ROFR power, its in the contracts, but I would not worry about it.
I would think as a trader it would do ok, not great, but not bad. Harborside is a mandatory resort, if you trade thru II Starwood deposits the week for you form its corporate account. It probably would not be a Harborside unit. If you want Thanksgiving weekend, I would recommend buying a phase 1, fixed week unit either 46 or 47, Thanksgiving week. I did some checking and Thankgiving falls in week 46 - 2007, 2008, 2012, 2013,2014. Week 47 is 2010, 2011, 2015

Thanks all! Since Thanksgiving week is one that my wife would LOVE to have every year perhaps Harborside with its weird Thanksgiving schedule (one year gold/one year silver) is not the place for us.

The Aruba Surf Club Gold is floating but includes Thanksgiving every year. We may look at that.

            Thanks again,

            Marc
