    I just attended the SVO sales presentation in Maui.

    The Westin Princeville Ocean Resort Villas was being sold for 2009 occupancy.

    It is located on the northeast corner and boundary of the Princeville resort area overlooking the ocean with views and a footpath to Anini Beach. Ownership includes privileges at the Sheraton Princeville Resort Hotel include a free shuttle and charging privileges in the resort and at the beach on Hanalei Bay BUT DO NOT include the pool or hot tubs at the hotel.

    Two Bedroom Lock-Off floating time. They are willing to sell fixed weeks and units at a 36% premium (if I remember correctly). Maintenance fees were projected to be a net $2,200 per year.

    $48,900. Incentive was a permanent upgrade to SPG Gold status and 100,000 SPG points.

    Please let us know if you have heard anything else. Some of this was written by the resort and some is from memory and could be wrong.

    John, since the price you quoted seems to be less than at the Westin in Maui, does that mean that they are not deeded timeshares but leasehold only? Just curious. and nothing more.

    It certainly sounds nice that there is a shuttle service to the Princeville Resort, etc. Isn't that going to be redone again completely? It is such a beautiful spot. We prefer it over Poipu but there is more rain so you have to be careful when you decide to visit there.

      From what I can remember they were offering deeded intervals only. I think the pricing is less primarily because they are still so far out before occupancy. I got the impression that they were going to increase the price but they always say that in developer presentations.

      We were lucky when we stayed in Princeville last time....there was not a cloud in the sky for three days straight....not even over the mountains. We were told it was very unusual.

        One big difference between the Maui resort and Princeville is the Maui resorts are Mandatory and the Princeville resort is voluntary.

          I don't see much of a privilege here, as the beach is public, and anyone with a credit card can use the shops, restaurants and bars at the hotel.

          I guess you really have to be enamored with SVO to pay the kind of money that Starwood wants for one of their intervals. As for me, I prefer to pay a fraction of that amount for Hanalei Bay Resort and have a view of Hanalei Bay and the ability to walk to the beach in front of the Princeville Hotel.

              My wife and I went by the construction site early January 2008. There was a representative there who took us to a platform overlooking the site. I took pictures but I cannot post them on this site for some reason. She also signed us up for a tour at the Princeville Resort. We went to get more information.

              Introductory pre-construction price list - 2 bedrooms

              1 week, season (week 1-50), $49,900, 148,100 Star Points, plus closing costs

              Still quoting $2,200 in maint fees. 12 month reservation window home resort.

              'Nudges' aka incentives for buying on the spot -

              2008 use with no maint fee; SPG Gold for life; 100,000 SPG points

              Week 51 and 52 sold separately at a premium plus closing costs.

              51 - $58,500

              52 - $63,500

                The pricing is less than Maui because Princeville is considered an "Island" view only. It is on a cliff with no direct beach access. And there is a "nature belt" with palm trees along the coast that could block the nice ocean views at any time.

                The resort also has one building behind another and it's all considered the same view. The only way I would buy there is if I could secure the view with a fixed unit in the front buildings. I was told of the 35% upcharge too. That makes it a LOT more $$. Sigh.

                There are rumors of a Sheraton TS in Poipu. I think I would wait for that one. Katherine

                  I don't understand the economics of that kind of purchase.

                  Amortize $50,000 over ten years, add $2,200 for maintenance, and you're paying more than $1,000 per night!

                    I agree. For Princeville especially I don't understand it. It's a voluntary resort so the resale value will be less than Maui. Also, you can trade into it and get the same view as someone who owns there. For Maui, owners are guaranteed their view (OF or OV) so it makes sense to own (versus trade into, in which case you get the IV). But for Princeville that advantage is negated since it's all one view.

                    On the bright side, it is in a gorgeous part of the island. My DH and I used to go to Princeville all the time before we had kids. Now it's all about the beaches and night life. Less peace and quiet. More Poipu and Kaanapali! Sigh.

                      I recall being one of the first to post about the time shares coming to the Princevile resort some 3 years back. Glad it is here but at those prices which BTW I kind of knew they were going to be that high, I will pass.

                        Beach Access at Princeville?

                        Does anyone know if there is easy beach access at Princeville or just swimming pools only? I added this resort to several of my II "request first" searches earlier this week hoping to get a hit when the developer makes a deposit. But, I just noticed the resort looked to be on a high cliff. I have 3 little ones who love to play on the beach and in the pool, so this may not be a great resort for us if there is no easy beach access.

                          There is a public trail to Anini Beach that starts right at the resort entrance. Anini Beach is very kid friendly even during the winter time as it is protected by a large fringe reef system.

                          We did not go on that trail but other trails we took down the cliffs were wet, muddy, and a bit of work....difficult for young kids. So the answer would be no....it is not easy beach access.

                          The drive to Anini beach is relatively short and there is a lot of free parking.

                              Keep in mind you are amortizing the purchase. That is an asset, which after 10 years of use, hopefully you can sell it at a profit, or at least get your money back.
