UPDATE on pricing and incentives
We just spent two weeks at the The Westin Princeville...fantastic place. Traded our SVN VCC property for two consecutive weeks thanks to our wonderful Timeshare Forums sighting guru's....thanks y'all.
Of course they told us over and over we were lucky to trade in via II and that the developer was gracious enough to allow a few weeks into the II bank but this will not last as they were selling out fast and there would be no more future inventory.....
Here is an update:
They are still trying to hold their price points but are offering more incentives and giving discounts to owners....
Annual 2 BR weeks 1-50 $55,900; 148,100 Star Options; 86,400 Star Points
$550 closing costs
Annual fees: $2,400
Nudges:
% discount price for owners (it was not clear what that was but they kept saying it)
100,000 Star Points plus 30,000 Star Points
ability to purchase 80,000 Star Points 4 times for $1,550 each purchase
EOY offered at exactly 50% off annual price
So they offered us EOY 2BR weeks 1-50 retail priced at $36,900 for:
$27,950
If we wanted to purchase the extra Star Points for hotel stays (unrestricted with no black out)
80,000 points x 4 = 320,000 points for $1550 x 4 = $6200
First year use 2012...the big push by them to us was hotel points for a trip to Europe or Asia
$27,950 price
$550 closing cost
$2,400 maint fee for 2012 (86,400 Star Points)
$6,200 for extra points purchase
$37,100 for 130,000 nudge points + 320,000 purchased points + 86,400 points for 2012 use year = 536,400 total Star Points and the obligation of paying $2,400 plus EOY for maint fees.
I am not that familiar with what the value of the hotel Star Points are so I have no real idea of the value.
Of course when you say NO they offer you their explorer package (a little fuzzy on the details here) to hold the offered deal for two years, plus a studio unit for a week at WPV, plus another 50,000 Star Points....I think it was for about $2700 which they would apply completely toward the purchase price they offered. If you bought it the money would be a wash and this would be considered another "nudge" bonus for the deal.
Did we get a good deal????? just kidding....of course we said NO.
The only thing you don't get with a resale purchase (inventory readily available in many places at less than 50 cents on the dollar) is the ability to convert your week into SPG Star Points for hotels...and of course you don't get the nudges."If a Nation expects to be ignorant and free in a state of civilization, it expects what never was and never will be.... If we are to guard against ignorance and remain free, it is the responsibility of every American to be informed."

Swimming pools are easy access. Going to Anini Beach below....My kids handled it well but they are age 7 and up. younger kids...be ready to carry them up.
"One can walk to Anini beach via Wyllies beach. Take Wyllies road [2nd left when leaving the Cliffs Resort and heading toward the highway on the main Princeville road] toward the Puamana Condo Complex and Westin Hotel. Walk a quarter mile to just within a few hundred feet before the entrance for the Westin. Look for a casual footpath paralleling the road and for a spot to cross onto the footpath. [This footpath is actually the historic old road that circum-navigated Kauai] Leave the pavement and walk along the tree lined footpath. Soon it will descends. About 500 steps [1/3 mile] will bring you to Wyllies beach. Head east across the stream and you're on Anini Beach."

I added this resort to several of my II "request first" searches earlier this week hoping to get a hit when the developer makes a deposit. But, I just noticed the resort looked to be on a high cliff. I have 3 little ones who love to play on the beach and in the pool, so this may not be a great resort for us if there is no easy beach access."If a Nation expects to be ignorant and free in a state of civilization, it expects what never was and never will be....
